Bangalore : Is this the right time to buy for end use ?

  • Bangalore : Is this the right time to buy for end use ?

    Hello to all,

    Long time no see

    Looking for valuable inputs from fellow members & experts brought me back to this forum-

    1- Is this the right time to buy for end use though I can wait for 3-4 years if experts / members expect price fall?

    2- Use- end use but after 3-4 years. So I can go for under construction property ready within this time frame

    3- Target- 3 BHK. Developer- reputed (top 10?) without any "hope" of him going bankrupt. Price tag- 70-80 lacs

    4- Areas- you guys suggest- looking for areas which will be developed within3-5 years time frame, easy access to amenities and metro or its extension.

    1. Prices are bound to correct but not on blanket basis..only for projects where sales are slow and not able to procure construction finance...most probably by Mar-Jun 20..

    2. Obviously it will happen in under-construction than RTM,

    3. Reputed Top 10 will be able to refinance, so they won't need to cut price, it will happen in the next 10-30 Rank developers.

    4. For areas, request others to pitch in...

      Well, if many of the builders cut prices substantially, other well-off ones are bound to cut. If a fairly good flat goes from 80L to 60L, and an awesome one is still asking 1 Cr, many of the customers will shift to 60L ones and demand for 1Cr ones will go down as well.

      Only super-luxury apartments are a somewhat unrelated market. All middle and upper-middle class builders are highly correlated.

      Hold for a year or two. Real estate prices are sticky and wont crash like stock market. the price will remain stagnant or go down for years to come. So, buy only for end use.

        Any time is good time, based on what your personal financial situation is. Its hard to time these things. In my experience people who wait despite good personal financial times, eventually end up spending money some where in small fractions over time, then end up spending a big chunk entirely and end up missing up chances on making a big investment.

        Of course this doesn't apply if you are having a good decadely career run with enough opportunities, or a good buisiness giving you good money on a recurring basis. Then everything is ok, because you are swimming in cash. You can wait and spend as much as you like because you are also getting money at the same rate.
