    No doubt, IVC Road [which will become Devanahalli Satellite Ring Road according to BIAAPA 2021-25 plan-please see plan at BIAAPA office] is going to be very popular in the future, say after 5 years from now (Aug-2020). The pandemic has slightly delayed the process anyway. Buying properties on IVC Road on a stretch of about 7 km to 10 km from NH-44 is a good prospect for investment. However, please be aware of many conditions that are happening from Land and Revenue dept, one such thing is the abolishment of development in Thindlu region (after 10 km stretch on IVC road). Also, buying from societies may not be a good idea if you are not an expert in finding out loop holes. Usually, societies first buy agri lands and collect money by installments from investors to later make the land conversion which is very expensive and time consuming. These are not confirmed residential parcels and may end up as revenue / gramthana sites after 10 or 20 years, the same kind of revenue / gramthana sites (not regularised by any govt.body) you see in and around Bengaluru city areas. Instead, it is much safer to buy from genuine site owners who have most or all of the main title documents such as mother deed(moola pathra), change of land, D.C conversion, parties involved, if SC/ST parties then proper Govt.permissions obtained etc., conversions approved by BIAAPA, BIAAPA approvals and actual development of the location as communicated to BIAAPA authorities. If majority of them are in order (sparing few minor issues which usually happens and can be fixed or issues that are fixable later) and if you like the property and if the property is developed within a decent gated community then it is good to proceed with your investment. This is how Bangalore grew and expanded and history always repeats itself. In near future on one fine day when some one passes along IVC road that person will certainly regret after seeing the extent of deveopment and will regret why he did not think of buying any property earlier. This always happens everywhere - a good example is Sahakarnagar after Hebbal which got developed very quickly. When everything looks good for you, do not hesitate to invest in IVC road, Devanahalli, Nelamangala, Sarjapur or anywhere around the satellite towns of Bengaluru.
