I bought a site (30 * 40) at Devanahalli town just around 1 km from Airport 1360/sq ft in sept 2008, now with recession and real estate slump it is said that the rates have fallen. This site is in BIAPPA approved layout..

Can anybody please let me know the current site rates around Devanahalli?

    Wait and watch is the only strategy you will have to adopt.

    I am looking in the devanahilli region and it seems that a plot with any builders of repute is between Rs800-1100 sft, am i missing sthg or have the prices gone up ?

  • Devanahalli Town fro 1360. Looks like you've kind of been cheated. Devanahalli Town is much further & rates are very slumpy there. I would suggest you to sell for about 1000. Easily you'll find a buyer

  • well don't sell it off wait prices are not that cheap also in devnahalli shoba life style which is on Ivc road costs about 10 crore for villa .once work on high speed rail link starts in june prices will sky rocket for sure ,t will also house Asia's biggest it region ,Boeing sez, 330 acre bussiness park ,2-3 yr from now devnhalli will the Bangalore's new place for super rich and all industries so i would suggest you to wait you will get more than your investment

    Per acre value in devanahalli is 6 - 10 CR based on location and road.
    And site per sqft is between 2000Rs to 4000Rs.

    But there are cheaters who use devanahalli name for vijipura and other villges nearby where the land price is 1Cr per acre and site value will 500 - 800 Rs sqft.

    Over people fr ur understanding place were price is less is not devanahalli, its only given as reference to cheat.

    devanahalli is where we have Hiranandani and akash internation school and 1 KM frm there.

    people make layout 10 KM frm airport and use devanahalli name.

    Current price near Int airport is 4000Rs psft with Govt of 2000Rs sqft

    Hi,
    Truth about DevanaHalli around properties are too exorbitant and many big name acquired 100+ acres but there is hardly any developments and most of the layouts are in the middle of farmers lland and still they are farming those areas.
    This urbanization seems to be taking more than expected time limit ...........10 to 25 years++
    state/central govt. really should real hard work on IT/SEZ/Industrial corridor otherwise if all announced projects remains on paper---no use and this was my last jan month site visit to many developers layout............
    some of them are deep inside rani cross, v.giri...etc and no proper document+not even registered their name and simply making parallel agreement(farmer-developer-retail buyer).

    I couldn't go ahead with any projects because it these areas are just hyped and other than airport and upto hebbal junction is o.k and later it is just good tender coconut by the side of the highway.

    if I see the population in silk board/e.city/sarjapura etc..............B.north is long way to go.....
    I shared my experience and even big names like Zed earth.......still have quite a lot unsold plots.........it means there are lot more to offer on most of the layouts and simply soldout hype is artificially created etc........
