    KHB has posted a notice on their website about KHB Suryanagar Phase-3 Allotment.


    According to this notification, the plots will be allotted only to the 4,000 or so
    people that were in the wait-list (unallotted applicants in Phase-2, who had paid a part of the payment 3 years ago). Another point to note is that KHB has increased the allottment price for the same applicants to Rs 950 per sq ft. The downside pre-condition with KHB plots is that the sites cannot be sold for 10 years after allotment. In fact, for 10 years the sites will actually be vested with Govt as leased plots and the absolute sale deed will be executed only after 10 years.

    Now, I wanted to understand how this price of 950 in KHB Phase-3 with the 10-year-lock-in condition will impact the price dynamics of plots in neighbouring BMRDA approved layouts.

    We need to see at what price KHB auctions the corner plots, if any, in KHB - Phase 3. That would be a better indicator of price. As for 950 psft, it is in the lower band of the plot prices in those area. Goes upto 1450 psft if you look at gated villas.

    But there is the effect of prices shooting upwards once Phase-3 is completed. That's what happened in KHB-I,II. Developers like JR Housing raised rates after KHB auctioned corner plots at much higher rates.

      Well, I think Rs 950 per sq ft is too high an allotment price for the same people since they booked 3 years ago and made that initial deposit. Factors include interest & loss of opportunity.

        Already see the land losers selling their land in this area around 1400-1500 psqft a premium ~Rs 500Psqft over the government allotted rates.

        They are citing examples of phase 2 and phase 1 rates going at 3300 nowadays and phase 3 having wider roads and better planning. For experts on this site is this a good investment?
