      Maybe folks in New York are not aware of the fact that the sun rises in the east and sets in the west. India being in the northern hemisphere, the southern side gets most of the sun throughout out the day.

      In case of Godrej united, only the side facing the main road will have good sunlight throughout the day. The one farthest from the main road, facing the garden will never see sunlight THROUGHOUT THE DAY!!!

      Also, according to building regulations there has to be a gap between two buildings and the compound wall in between; otherwise builder in india would literally build train bogeys!! So the 80% open areas are not usable open areas as in you cannot play cricket in this area. These areas are like the crumbs you throw after making a sandwich and nothing to be bragged about. it's like an optical illusion when you look at the plan, you see these two ugly structures occupying all the central part of the plot. from the privacy poiint of view, folks will be able to see their neighbours house at an angle.

      Ideally, the bedroom and kitchen should be towards south east, living room should be towards the south west so that you get sunlight in the bedroom in the morning and in living room in the evening. all bathrooms should get direct sunlight from a hygiene point of view and the light wells you have provided will ensure that folks get mould and mild dew in their bathrooms.

      also, there should be a good approach road towards the apartments. these apartments are literally on the main road, and the folks who are lucky to get sunlight will be unlucky enough to get the fumes, the noises and the usual din you associate with indian roads. not to mention that these 514 apartment dwellers will clog the already clogged roads without a proper approach road in place.

      india does not have the well developed building regulations as they have in US. Here the idea is to maximize profit!!

      why don't you tell us more about the future expansion or whether the civic amenities are open to the general public as well?

      are you convinced or should i tell you more reasons why your design is bad and does not deserve even 5000 Rs per sqft???

        With reference to your concern regarding the open areas, these areas are defined as unbuilt areas which include more than just recreational spaces. Furthermore, the structures are placed in the center of the plot to ensure they aren’t close to upcoming buildings or the main road if placed at either ends of the plot.

        We would like to inform you most apartments in various cities across the globe face each other directly. However, we have taken utmost care to minimize such occurrences and intentionally placed buildings such that they face each other at an angle rather than directly.

        With reference to your concern regarding sunlight in the bathroom, most houses which have bathrooms on the exterior walls have the pipelines and shafts on the exterior walls as well which reduces the aesthetic appeal of the building. Secondly, thus configuration is feasibly only for villas or independent houses where there is a flexibility of openings on all four sides. In a group housing scheme where you share walls with neighbors this configuration wouldn’t be possible.

        We believe the project being located on Whitefield main road offers the residents of the project easy access to their respective workplaces and multiple entertainment options located in close proximity. The design of the project ensures there is a distance of 80 meters from the main road.

          Hi All,

          I am the existing owner of Godrej E-City and bought the apartment considering the GODREJ brand. But in the entire journey i didn't feel i am dealing with A class builder. Few observations, the quality of construction is not up to the mark, customer care is pathetic, no response from even top management, quite good in raising invoices and apply late payment, sale deed term & conditions are totally one sided etc.

          Being a existing customer and having experience of delaing with them, i suggest all the future buyers to avoid any project of Godrej Properties

            Absolutely agree with Sudeep...worst builder with super pathetic management and customer services. Small time developers who build 2-3 story building are better than Godrej. I also invested in Godrej in Godrej United, Bangalore but soon came to know about the reality of this company. They give a damn to their buyers but would always be at the front end to collect the payments.

          Intelligent people will just go to google maps and find out where the shadows are. People who have some time on their hands can go during the day to see where the shadows are.
          The way your layout is, the top building central portion will not get light anytime no matter which orientation the earth is in. The image you have provided is just to confuse people with some jargon, but look at any photo on google and you can find out where the shadows are!!!

          also you haven't answered about proposed development or whether the civic amenities are open to general public as well? can i go into this park without being a resident of the society???

          if 80% open area does not mean 80% usable area; then whats the point of highlighting the fact that 80% area is open? this is misleading advertising!!!

          I would also like to inform you that in various cities across the globe, there is no real estate bubble as compared to india. if you have a look at the ratio of the property value to the GDP, you will realize how expensive property is in india. and if you claim that you are a premium project, then privacy should be one of the first concerns. you cannot compare yourselves with buildings in bangladesh which face each other.

          so just for aesthetics, you will ruin the life of the residents who are foolish enough to choose your project with mild-dew and mould? Sun is the giver of life and is a good anti bacterial measure. even small kids require sunlight otherwise they will face vitamin D deficiency. bathroom and toilets without sunlight will be muggy, humid and full of bacteria which would otherwise be killed by sunlight.

          again, your claim that this is not possible in a group housing is false. there are designs like the ones used by Purva for Purva 270 do allow for sunlight to enter into the bathroom and wash areas.

          It is the limitation of your designers imagination rather than a structural limitation because of which bathrooms in your project will be humid, muggy and bacteria-ridden.

          80 meters from the main road? how wide will this road be? how many cars will the 500+ residents own in the apartment? how many ola/ubers/guests will come and go into the apartment complex? what about the commercial area which is there in the proposed plan? what about the cars that will come and go in that commercial area?

          You have done 0% to convince me that your building deserves the rate you are quoting. infact you have shown more stupidity than answering any real questions or concerns. This project is not even worth 4000 Rs psf now!!!

              Godrej Properties; I take the fact that you tried extremely hard to convince forum members. Unfortunately, your reply is 0% satisfactory. I don't understand your logic of telling that Bangalore can receive Sun Light from North too. If it is just a matter of the presence of Sun Light then even East, West, North, South all are good too. Your logic is same as telling one can drink water from drainage too as it is also water. It would have been indeed more respectable had you just admitted that you tried to do your best in your own interest rather than saying what you are doing is the best in buyer's interest. There is no developer in India who will consider the interests of the buyers. Please don't talk like a saint.

                    So united oxygen will develop and do much of the heavy lifting of this project and Godrej will "manage & oversee" like the Dilbert boss.

                    What are the credentials of United Oxygen? How many projects have they built? How do we know that they are a good developer? who are the top management of this company? how big is this company? are there any legal issues this company is facing? how do you expect people to throw 1crore rupees without providing this basic information?

                    A simple google search on google for "United Oxygen Company Pvt. Ltd" did not lead to the website of the developer. Which self-respected developer in India does not have a website?

                    In fact most of the results point to Godrej. There is also a case which says that United Oxygen is a company that used to manufacture oxygen. Now what does a company which used to manufacture oxygen know the first thing about building an apartment complex?
