Can anyone give me the likely cost of one ground plot near DLF Garden City (behind Satyabhama engg college) - areas like Balaji Nagar, Srinivasa Nagar or Gandhinagar layout. I also saw PSBB Millenium school operational there. quick reply please.

    It is approximately, around Rs.2800 to Rs.3800 per sq.ft. There are also other costs landscaping, registration etc.,

    Approximately 2 BHK will start from Rs.35 Lakhs to 45 Lakhs onwards.

    Land cost please and not flat cost. Are any plots available in this location?

    Around 40L to 50L in good area.

    Behind Satyabama near DLF and Tsunami slum may be 30L to 40L

    30 Lacs is too high, If u want i may arrange for 800/sqft near DLF, there are 4 grounds.

    Is it DKT Patta land (given free by the government to landless SC/ST with conditions on future sale and land use).

    I think Jayalaitha had enough trouble for buying such land at nearby sirthavur as court deemed the sale of patta land as illegal.

    Not many are keen on patta lands, people are after approved land where they can build house and resell without problems.

  • I came across a paper ad on this saturday THE HINDU reg sale of plot opp psbb millenium school near dlf gardencity. The quotation is Rs.1800 per sq ft. and that works out to Rs.43.20 lacs per ground. I doubt whether it deserves dolling out so much of money. But the silver lining is that DLF on one side, Bollineni hillside on the other, Padmavathy realty villas just a little away, and ETA properties close by should fetch good value for the money. The area opp PSBB Millenium is good, but you will find water inundation during rainy season almost looking like lake. The entire area need to be sand filled, raised to the road level before any construction can be taken up. Once DLF becomes fully operational, we can find lot of development in that area. Any offer between Rs.30 to Rs.32 should be ok. Lot of activity is seen near DLF and Tsunami housing area is very active with lot of familities settled therein. Connectivity is very good with a couple of buses plying to various areas of the city thru OMR main road (not to speak of bus connectivity on the OMR main road i.e. kumaran nagar bus stop) without much waiting time to catch a bus. The approach road from kumaran nagar bus stop to Chemmencherry is nicely laid till bus stand (parts of the road need some facelift). These are the positive aspects to consider an investment decision. best of luck.

  • No good value for the money. People are lamenting for having invested in Bollineni hill project due to slum clearance board colony. DLF is surrounded by Tsunami colony. If you plan for rental, you will not find the takers.

    what is the cost first ?
    what is the size of the roads on which their apts are constructed ?
    how much distance is it from main road ?
    what about water ?
    How is the approach roads to Bollineni ?
    What is the current land value at areas sorrounding bollineni ?
    What is the UDS of Bollineni ?
    When i called up Bollineni sometime back to check whether 2BHK is available, It looked like the the bollineni person got offended when i asked about 2BHK and then in a very rude way and told me only Luxury apts are only available and it starts with 72L and kept the phone without even asking whether i'am interested .

    what the advantages and disadvantages ?

    I did not go as i was not interested. But i want to bring out the facts here with the help of those who visited

  • Forget about rental yields for independent houses. Even if you have a house on OMR, you cannot get decent returns to justify the house construction value.

    It is hard for houses in the city itself to compete with Apt complexes without any amenities. OMR Apt complexes have all amenities and it is impossible for you to compete with them. Do not tell me that young high income IT folks do not prefer flats. So forget about rental yields. There are thousands of Apts coming in to supply in the next few months.

    By the way, semmencherry is probably last choice for people in that area. It is not a great place. The rates are low because there is little demand there. Investors have already exploited all the decent locations in OMR.

    See my other thread, even people who bought it at lower prices have not seen great appreciation. It is something to think about.
