    Guys - planning to buy our own house in Chandrasekaran nagar. could you pls suggest the positive & negative of this area so that i can plan well accordingly.

    1. How much is the price per square feet
    2. is there any water problem
    3. any water lagging issue during flood
    4. how far is the safety of the houses/buildings over there
    5. is there any theft problem
    6. how far the majority of the houses built whether they are approved or unapproved

    would be great if you can help me by sharing your expirience

      first tell what are you planing to buy , whether it is a plot or flat , how much the seller has quoted then you can expect answers.

        First 3-4 streets off OMR is nice.

        The streets behind starts encroaching the Pallikaranai Marsh.

        Many unauthorised plots, streets & developments on the backside are sitting on the marsh and claiming to be Chandrasekhar Ave or Extention - Avoid them.

        Whole Chandrasekhar Ave is a narrow stipe of land between huge Pallikaranai marsh at the back and highly commercial OMR on the other side.

        It is a CMDA approved layout with park etc. connectivity/location excellent.

        The front part closer to OMR is highly desirable.

          Hi Smadhiarasan,

          Im staying in chandrasekara avenue only and im also looking for flat here. With my experience im clarifying your questions.

          1. How much is the price per square feet

          Rs . 6250 / Sq Ft (Present market 1.5 Crore / Ground)

          2. is there any water problem

          No ground water.70% of the buildings having the Metro connection.For new buildings still not.

          3. any water lagging issue during flood

          Yes, it was effected with last year floods.

          4. how far is the safety of the houses/buildings over there

          100 % safe .

          5. is there any theft problem

          No , i did not seen a big cases like house theft and all.But small cases yes.I lost my cycle from my parking place.

          6. how far the majority of the houses built whether they are approved or unapproved

          Chandrasakera avenue is 100% approved plots and regarding flats you need to check the building plans and approvals.

            As mentioned by Economist in previous reply, only first 4 streets are good and approved plots.

            Above my clarifications and price details for 2nd street (Near the park)
