Please share if you got any information on Ponmar area. I am also looking to invest in that area.

I have following questions about that area, if you could please clarify that will be great.
1) I read some information about the ASI restrictions in Ponmar area and not clear which "Nagar's" come under that ASI restriction (meaning on buying plot in which nagar I should be careful in considering the ASI restriction).
2)In different forums I saw that rate is increasing in that area. I saw some ads with Approved ground rate as nearly from 14L to 18L near Selva nagar, RR nagar, Vengadamangalam etc. I am not sure if that rate is reasonable or the plot is not a good one.
3) How about the water log during rainy seasons?
Is it also worth to consider the Mambakkam and Ottiyambakkam area which is closer to Ponmar?
