VGN has recently launched the new layout in pozhichalur/cowl bazaar. Though it's CMDA approved, seems to be very close to the airport. The rate quoted is Rs.1541/sft. Appreciate if you could share your thoughts. Thanks.

  • Hi,This lay out is a good strategic one.Airport Authority haas given no objection certificates and they are not intrested in expanding this airport any further.based on this CMDA had provided approval.There is a panchayat approved road coming down Kowl bazaar and this road connect to Mannapakkam.hardly 20 mins drive.This is a good investment and only problem is no high rise is allowed in this area.
  • Yes, Airport have given their NOC in this area, so no fear of acquisition. Just enquire on the CMDA approved plots hardly 1 km from this layout in gerugambakkam opposite to Omega international school you'll know the growth. Its 3000+ per sqft!!
    Transport will not be an issue as,
    this is close to Polichalur bus terminous
    Accessible to Porur jn, Manapakkam jn and GST road.
    Can reach city limits quicker than from areas like Tambaram

    This layout is close to famous schools like,
    Omega international in Gerugambakkam
    PSBB Millenium in Gerugambakkam
    Pon Vidyashram in Kolapakkal

    Negatives in this layout are,
    Narrow Roads
    Village environment
    building hight limit
    Fear of acquisition

    That lay out is close to a river and a burial ground . And you can see the high raised compound wall on the North/West side fo this lay out. That compound wall is to hide the burial ground.
    Please walk little distance towards that river bridge and you can see the burial ground very near to this layout compound wall.

    Apart from this, there is constant risk of aquisition because of airport expansion.

    I visited this layout and because of this reasosn, i rejected this.
