I am looking around for a plot (for investment) in ECR and came across one in Perur - which is around 17 kms from uthandi toll gate (Mahabalipuram is just 10~12 kms from Perur) . The guy quotes Rs.950 per sqft . Is this the prevailing price there ? how far can I bargain ?

The land is a gated community - 500 mts from road (not beach side ... the other side) . Panchayat approved (No DTCP approval) . One of my friend says that panchayat approvals can change later when the head of panchayat changes and if he wants to do so . is this an issue or ... ? Have anyone of you invested there ? Other than the distance from city ,amenities around what are the other pros and cons you see ? I believe Buckingham canal runs bet'n ECR and OMR till Mahabalipuram ...not sure . If so , would that (it is atleast 1km away from the plot) pose a problem ? :bab (38):
