Tentative Purchase date : within 3 months.

Here goes the requirements -

1. 2,3 BHK or 1200,1800sqft plot.
2. Good water facility and surroundings.
3. Close to NH or main roads ( May be max 1 to 2 kms )
4. Within Chennai City Limits.
5. Would like to purchase older houses too..

Questions -

1. Which are the suitable areas should be focused ?
2. Should wait some more time for price falls ?
3. What is the construction cost per sqft for the latest construction type

  • It all depends on whether u want to invest or live. If u like to invest be wise, do all research before making a decision and u may wait for some more time and this is buyers market and u can bargain as much as possible. If wish to live anytime is a good time just becaz if the location is great there wont be much dip in the price and no point in waiting further.

    For investments OMR and GST are great places to be in.

    If u wish to live there in present or in future choose closer to Ashok Nagar, Porur, Saligramam, Velachery, Madipakkam are good areas

    U can get around ur price in these areas either 1st or 2nd. All the best.
  • The price may not fall as the real estate prices are expected to rise post Diwali.

    Also make sure the basic amenities like water, nearness to hospital are looked into before investing.
