Main draw backs which is to be consider the most :

    1) the burial ground just adajacent to the wall of this gated community from plot no : 5.

2 ) burial ground and lake , polutry from plot no : 61 (phase 2).

the main thing is that burial ground the walls are completly surrounded by the burial ground this is realy main disadvantage , becuase when we are planning to buy plot for bulidng an frist house this is very very drawback...

The sellers are planned very nicely and they bulit wall near to the site (120feet) so that visitors will never see the surrounding draw backs and they will concentrate oly inside the gated wall.

During the rainy season may be chances that lake will definetly flooded thn mosquitos will be more , so may other diease also can come because pollutry also there.

    my poin t of view

    1) The sellers as well planned to hide draw backs.
    2) No body know what was there in that area before (the sellers or saying there was factory long before ) who knows may be full can be burial ground.
    3) in such case we need have check
    4) people in real estate as to come with the good projects based on the criteria like it should not have this type main draw backs.

    5) investing money in lakhs is not simple this our blood

6 ) there in no park , and lack of amenites in emergency we need to travel 4 km to go saliyur.

7 ) finally considering all these how they got CMDA APPROVED?????
AND MORE INTERSTING THING IS AXIS BANK giving loan??????

    8) Really wondering how the people buying this type of plot .. and most wondering thing is aroung 60% plot are sold out ....

finally wait for good plot ...

  • Hi dhiviece

Thanks for your response. Did you find any other locality? I have seen the plots in Ricky Garden nearer to IAF. Prior to finalize the land (2000/sq.ft), we found that its not advisable to buy very nearer to IAF so we dropped the plan. In this area, most brokers are getting power from the owner and inflated the price. Please share the info if you could find any good plots.

Please do not believe people who are trying to sell properties claiming that they have POA, since registration through a POA is considered null and void as per recent Supreme Court judgment, unless the POA brings along the real owner, whose signature is imperative for completing registration formalities.

When I saw the nicely built compound wall I was bit suspicious but didn't go in detail. Now I knew the reason behind. These plots approach is very narrow from the main road and plots are bit lower than road level. You can expect water stagnation during rainy season.

    ABSOLUTELY INCORRECT! misinterpretation by media.
the supreme court has not nullified POA,(it cannot! it is my basic right to appoint agents)
I have personally bought and sold in the last month vide POA.

    Dear abk,

Sure and I would like to.

It is true that I did not read the judgment copy nor do I have the time to do so in these times. But what I understood from print media was that one cannot complete the registration process based on only POA unless the person, who wish to sell, holds the POA brings along the individual, who gave him the POA, in order to co-sign the documents.

This is my understanding and would glad to learn from a senior members like you.
