Hi,

In some states, possession of a residential tower is given, when Occupancy Certificate 'OC' is given by Authorities, then when all amenities and licences obligations are completed by Developer Completion Certificate 'CC' is awarded to developer. CC states every work done from all aspects, nothing pending at all.

I have below queries wrt Tamil Nadu:

1. Whats the terms used which has similar meaning like OC & CC?

2. Under which Act/Laws are these certificates granted to the Developer?

3. Any other relevant info around this is welcome.

  • Regarding the query about issuance of OC (Occupancy Certificate) from Government bodies. There is lot of confusion in respect to properties in Chennai and Tamil Nadu.

    In TN for Special and Multi-storeyed Building G+3 or Above, building construction planning permits are issued by CMDA (Chennai Metropolitan Development Authority) or DTCP (District Town and Country Planning), once the building is completed, CC (completion certificate)is issued by the planning permit authority like CMDA or DTCP. Once the builder obtains CC, pocession certificate is issued by builder. The property tax assessment is carried out by the local corporation authority, a property tax book is issued to indivual owners and the same is considered as OC.

    For ordinary buildings in Chennai G+1 OR Stilt +2, planning permits are issued by Chennai Corporation, in this type of building CC is not issued. Once the building is completed, property tax assessment is carried out by the local corporation authority, a property tax book is issued and the same is considered as OC.
