    Any info on the project called THE PRIDE by Radiance in Pallavaram kundrathur road. Has anyone booked there?

    Hello everyone.

    I cannot find any post on The Pride by Radiance developer in Pallavaram. Hence posting here in this one. There is a new project in Pallavaram Kundrathur Road , very close to Hotel Mars by Radiance realty Developers named as THE PRIDE. Kindly share some details of the project. They are quoting INR 5299/- Sq feet with project completion date as 31/12/2021. I found some pros and cons which are as follows.

    PRO
    Location is approximately 700 meters to GST Road, 5 mins ride to Airport, metro and railway station.
    Market area( this is both a pro and con depending on your requirement)
    Lots of banks and shops nearby.
    G+5 floor only , it is good for ppl who don’t like high rise .
    44 percent UDS.
    Only Gated community in that area . ( I am not considering Appaswamy as it is bit inside)
    There is a road which goes 100 to150 meters from main road , hence dust and noise will be bit less.
    It’s a decent investment ,


    Cons
    Some houses doesn’t have a proper windows in kitchen or in bedroom, hence ppl who want some breeze and some light during day in those rooms is an issue. And some kitchen has only shaft window as an option.
    Some bedrooms has tall windows with a small breath as it’s dimension, hence light and breeze is an issue as stated above and interior design will be an obstacle for these rooms with tall window.
    Planning could have been better.
    No piped gas connection (depends on your requirement)
    I am getting mixed reviews about Water in Pallavaram , but builder has to promise which he wasn’t very.
    Appreciation in Pallavaram area is not that great compared to Chromepet which is an adjacent.
    Corridor width is only 5 meters (1542mm as per diagram and brochure) whereas other equivalent builders are providing better corridor.
    Clubhouse space is very less and there are some apartments above club house.
    All balcony have MS railings instead they could have used modular glass railing which they have used in their mandarin project in Thoraipakkam.
    No of houses to stairs/lift is very less. I am not sure if cmda has any limitations on no of houses to stairs/lift ratio considering fire evacuation as an factor. ( I am thinking in layman terms, kindly excuse if it is considered )



    I have just shared some review based on what I have seen. Hope builder sees all the cons as a positive side and fix it in next project or may be even in this one as the project is in beginning stage only.
