    Unless you see that the project is complete do not even think of going near it. Customers are always bleating lambs and the builders are the cunning fox in a world like this. Beware such fancy quotes u will not get the apartment of ur choice and also not on the promised date. Think twice before u leap.

    Dear friend,

    I agree with you. One should flat today only in case of dire need for personal use that too in a project in very much advanced stage and expected to be completed in the next 2 or 3 months type of time frame. It should be in a locality best suited to the individual's all round need. Today is not the day for investing in RE either from the cash in hand or in no case one should go in for loan and a flat for investment purpose.

    Ravi Ramu, CFO of Puravankara Group, said homeers were still in wait-and-watch mode. “The homeer is being told that this is not the right time to — wait for things. Wait for what exactly, nobody knows but people are waiting,” he said.

    These idiot builders still dont know what people are waiting for-RE to collapse which should happen very soon going by the GDP growth,job layoffs and other macroeconomic factors.

    Did not get approvals and all those booked were given option of choosing Purva swan lake project which is also struggling

    Then, how ICICI Home Search is propogating this project? The ers will be ultimately affected. ICICI seems to bother more about their business and the builders rather than the ers. Even in the case of ROI on home loans, they still hold on to the high rates of interest when other PSU banks have reduced the ROI very much. ICICI seems to take the poor ers for a ride and ultimately lose to their big clientele including their Russian investments.

  • I had booked a flat too after seeing purva swan model and visiting the pallikaranai site where they were levelling up the ground and paid 5L advance and those guys said that since I had booked it during the soft launch I would be privileged to choose my apartment and they will call us in the order of allotment. The call came and we went to choose but we were only forced to opt out since the guys at chennai could only point out a few apartments right in the centre poorly ventilated ones. And they said they do not have the permission to sell the corner ones or the ones with the view even after we tried to reason out that we were early birds from the Chennai Centre Property fair. After three months of persuasion and threats we finally got our money back. I really thank God till this day. Soft Launch are really like Zor ka jhatka dheere se laga.

    Dear friend,

    It looks, when hard times are ahead, no one can be trusted and believed including the so called big/reputed builders? I feel, it is better to look for an almost ready/getting ready flat with some house loan from the PSU banks to rely on the property papers at a locality best suited for the individual even with a little higher price.

    Hi,
    I am planning to book a falt in Purvankara Windermere Pallikaranai. The planned completion date is Dec2013.

    Is this builder reliable. I have found some complaints at

    Puravankara( Builders ) Windermere – A warning - Page 3 - Team-BHP

    and PURVANKARA PROJECTS PVT LTD Complaints - INCOMPLETION OF PROJECT AND NON PAYMENT OF COMPENSATION

    Kindly advice. Does anyone has experience with this builder executing such a large project? What fine prints we need to take care.

    Payment schedules are linked to consturction stage. Howver around 50% will be collected when they complete the basement and foundation is readyy.

    I have booked an 3 BHK aprt in Windermere. Progress has been OK till now. Foundation is complete for most of the blocks except 4 bhk. they r starting work stilt level. if you have booked an aprt, you can join the yahoo groups (100+ buyers). most of the issues w.r.t agreement are resolved.

    Recently planning to book 3BHK in Phase II, at Rs4,075 per square feet, and there additional charges are very high...

    Preferential location charges i.e opp to club house they are charging Rs175 extra per square feet

    Floor raise charges Rs 30 per floor starting from 2nd floor itself...high club menbership charges

    any body had booked in Phase II of 3BHK please share your comments
