      Even monthly rent itself may not come in time for next 3 years considering the cash burden

      It is not advisable to handover the flat to builder whose job is to sell . You may put your own tenant so that you can monitor the status of house or else you have to seek permission from builder and stanger to tenant

            In long term after 10 years it will be a good ROI story, but not now. First OMR stretch has to get fully saturated, then the Japanese township has to be fully functional, after that development would move to Marg swarnabhoomi also.

            May be in 2030 Pondicherry will be next door suburb of Chennai with high speed bullet train link if all goes well.

                I got a call from marg and they have taken my house on lease for three years rs 7000 pm. my investment for a 3 bhk house of 1400 sq ft was 21 lakhs. i think it is a good investment . lot of developments are happening slowly and steadily.

                marg will maintain my flat for three years so no headache of maintenance also.

                    I took over the flat in may last year and after which my flat was put on one year assured rental from oct 12. the first rent cheque wef oct i think was given in jan. now have they have done is converted the rental agreement into a lease agreement which includes the maintenance also.

                    i hope it clarifies the doubt. further i dont work for marg . i am in a central govt firm. if you read my previous entry you will find that i have written that marg is progressing slowly but steadily . if i work there i will be telling things are improving fast.

                    the irony of the system is that anybody telling good about a project is considered to be working for the company ! .

                    people are ready to buy any s*** in omr and outskirts of the city at 50-60 lakhs with garbage stench and poor social infrastructure , pollution but will not consider buying a house for 21 lakhs for 1400 sq ft with 100 power backup , water and fresh air just because it is far !.

                    that is the reason builders in city are just quoting astronomical price with no justification and people just put their hard earned money. My aim was only to tell that good projects also exist though it may be far , it is work considering and assured rental is a icing on the cake.

                      Disclaimer: I am not getting personal on this issue.

                      a) They take 4 1/2 years to give you possession from the date of booking
                      b) Investment is about 21L
                      c) You mentioned in our earlier post that it is 1499 SQ FT
                      d) On 21L investment - after 4 years (not sure the loan component and initial down payment made), if you are getting 7K rental, you can do the math to check on the ROI
                      e) On a lighter side, you would need 100% power backup due to power outages (Only Chennai is spared with 2 hours power cut).
                      f) I would be curious to know about the social infra that exists in that place which is not found in Chennai or its suburb.
                      g) Could you let the members know the maintenance charges?
                      h) This project may be good for someone in near that area and not for people working in Chennai.
