Hi,

Thru known sources i got in touch with one seller, who wants to dispose two grounds for 12 Lacs in kattankulathur.

He said this is agricultural land and conversion was done for residential plots & with proper DTCP approval etc., but without patta. {as per seller waiting period for patta is 2 years}

Further he told with patta the 2 ground can go upto 18 lacs.

Is it ok to go with the deal. What is the diff betn DTCP approval & patta.

    with patta you won't get dtcp approval

  • Is this just a single plot from the existing layout?
    Individual plots need not have patta - its optional document but safe to get one.
    The owner of the land can get patta quickly with alternate route :bab (45):
    For layout, patta will be there - get the photocopy of patta for the layout from owner...
