I came to know about this integrated township project off IT Corridor- Chennai Pattinam by CeeDeeYes. From their website, it looks good. Looks like it has all facilities like DAV school, Hospital, Swimming pool, Temple, Bank, ATM, Shopping mall, shuttle services to city, Creche, Professional Maintenance, Complete landscapped garden, Amphitheater, Club etc.
And their price 2300/sq ft makes it mouth watering.

But is all as good as it looks like? Any idea about how good this location is and the reputation of CeeDeeYes?

  • I saw some more threads on Chennai Pattinam project, but due to spelling mistakes those did not come up in my search before creating this thread.
    Yesterday one of my friends visited this place and told me this "this is about 6-7 km from OMR but this road links GST road. I can see people visiting this place who are working along both OMR and GST. People are visiting this place and when I spoke to them most of them believe that this place will get a boost when the New Chennai (on the lines of Navi Mumbai and NCR), which is gaining momemtum now.
    Any idea abt New Chennai?

  • I read in a real estate report that Indian Real estate might face a slide next month (Nov 2008) which might continue for an year. But if it does, with no respite on cost of construction material, how will the industry survive? I also read, this slide may not impact projects scheduled for 2 yrs or later.

    Is it true? Are builders lowering prices?

    Hi there,
    There has been a lot of activity in the financial market now.
    I have seen atleast 2 articles in newspapers( Hindustan times and Times of India) with regard to this and its impact on Indian Real estate.I am not sure about Chennai real estate.Brokers and real estate agents are still in their own fairy world and are completely oblivious to all the things happening around them.
    I can tell for sure that one of my friends got offered 2BHK and 3BHK flats in Hirnandani project in chennai for 3050 rs p sq ft.I am told that the current rate is 3500 rs p sq ft.
    I will leave it to u to make your own assumptions.

    I received the builder's agreement only last week. In paragraph25. ti it mentioned that, ' It is expressively agreed between the party of the second and third part that the facilities such as Shopping mall, Entertainment center, School, Recreation center, Guest house and club house alongwith the undivided share of land registered in the name of the party of the Second part are the properties exclusively owned by the party of the secons part and that the use of these facilities are on payment of membership or user fees fixed by the party of the second part. However the membership and usage is restricted to the residents of the Township only and no outsiders are allowed to become members.

    Para 26. Every apartment owner is eligible for a free covered car park and that for the additional cp if they need, should pay INR 150,000 for covered and INR 100,000 for open reserved cp. No cars will be allowed to park inside the campus without reserved cp.

    para28.The exclusive bus service tobe operated by M/s CeeDeeYes Transport (P) Ltd. are the properties of the transport co. and that the use of the service is only on payment of user fees fixed by the transport company.

  • My relative who paid deposit for a flat in this project has pulled it back .I understand that they have sold 35% of the whole project . Corporation bank , is yet to approve this project

  • I heard from my friend that CeeDeeYes is facing issues in getting funds from Banks for CP project. (looks like many builders face the same issue now). Anybody can throw lights?

    they are giving delivery of 1st phase flats in Jan 2011. It has been divided into 2 phases now . Manager says the demand slipped due to recession now only it is starting again but very slowly. around 921 houses booked.
    thiruporur road looks neat now . guduvancherry road sucks as usual. went to site just last week during rains.
    that supervisor ramachandran is a big time loser.....he pitches in for the actual supervisor selvaraj from time to time...this guy is harsh and mean, selvaraj is the same but he says things in gentle manner....
    Staff Courtesy at their adayar office and that of the workers at site who take you to show your houses are great. As stated above that supervisors suck...
    Local bus services are increasing...saw 4 buses when i went last week to the site...also in that thiruporur road electicity / lighting can be seen..so night time not much worry when coming this side.
    pending taks include gas connection by bharat gas, seperate sub station for electricity by local officials, sewage plant- all these are external agncies so it is getting delayed.
    a bit of road has been laid inside site. looks good...project coming up slowly but nicely....manager said they will pay 8% or so fine /month for delay :).
    in short .....but this as investment....trust me my father did that 20 yrs ago and now that flat isselling for 80 lacs now...however we dont have to wait that long for this to develop.....also another construction major is developing flats few km from ceedeeyes chennai pattinum towards guduvancherry side.....so that area is bound to develop.....

    The cost of withdrawing a booking from project is Rs.25,000/-. But about Ceedeeyes, I am not sure... the MD is a hard bargainer....Please make thorough enquiry about the quality of construction... better safe than sorry !!!

  • Yeah, They seem to be reasonable in the sense that there are no hidden charges. I enquired for a 3 BHK and it was 43 L inclusive of registration and all amenities. A flat for 1476 sqft in Sriram Shankari or other places is quoted 2750 but the amenities and service tax come close to 49 L.

    Of course, we will have to wait for 10 years before we start seeing some real appreciation but is good for what is quoted.

  • Hi all., just an info from my side.. my friend has purchased in this project and he is currently living there.. As per him --- the construction is good but he feels the area is too far from the city but due his financial limitations he opted this... As of now the major problem the residents facing are : no full coverage of cellular network. Airtel is not working., aircel and vodafone networks u need to come out of apartment for coverage or keep it at the wondow..! :) Maintenance cost is Rs. 1.50 psf. But he says the connectivity to the IT corridor in OMR is good... his wife is working in Mahindra city.. Services towards GST road is not that frequent but its available.

  • Hi all, I read all posts about CDS chennai pattinam project which is midway between guduvancheri and thiruporur state highway. I am looking to buy a flat in this area. CP seems too costly for my budget. Another under construction project which is nearby is ASVINI AMANYA, Nellikuppam. They are offering Rs. 2195/- psf. Can senior members help me my investment and appreciation and future prospects in this area. I heard the Gud_Thirpr sate highway is planned to be 4-lane highway. How about builder? it seems they are offering possession in December. pl advice.
