I used to see Free Ads paper to know the price quotings in RE section.
In june 2008 one person has quoted price for 2200 sq.ft land with 1800 sq.ft building with all amenities Rs.85 lacs. This house is not sold for the last 7 months.In january 2009 1st week he quoted Rs.82 lacs. This week he has quoted Rs.80 lacs.
Moreover, i can see many advertisement repeating for the last 7 months. From this we can know that property sales has come to standstill. And there is considerable price correction. Even though sellers are reducing the price slowly there are not any takers.

    Yes. Still it is happening in Tambaram East area. The prices are in the range of Rs. 3200 to Rs. 3300/sq. ft. in areas nearer to the Rly. Stn.
    To be very frank with you, the flat which I booked in Sept. 08 for my son for his own use, till last month, only 5 flats out of 8 in the project were sold. But when I visited last week, I found that all the flats have been sold with very minimum discounts. The flats are getting ready for occupation by end of March 09.

It takes time and the seller unless he is forced to marry off his daughter or set off business losses and various other compelling reasons, would never want to sell. I have come across many properties which were quoted at exhorbitant prices and though the brokers tried to reason out with the seller like market slump, you will not get another er blah blah.. the owner stood his ground and simply let the building to 5 bachelors guys who pay him 30K! So the sellers are not all that desperate. And the upward trend will still continue
