I had been to the FAIRPRO '09 Fair.My Impression after seeing, is that prices are stagnating for all ongoing projects and builders are trying hard to hold them up.

Prices are 10-20% lower for new projects in the pipeline and for ready to occupy flats.

The discount offered at the stall was very less and were in the range 150-500 Rs/sqft max.

    I never had any problems with anybody on IREF! And never will ... as I read everyone's posts seeking if they have a new angle to the topic they are writing about. You will be surprised how many new angles you will find if you only keep and open mind and look! :)

    Yes, life has been good to me. Had the opportunity to shake the hands of the likes of NRN when Infosys was a 30 lakh turnover company and they were ordinary people like us! :D Our generation was fortunate enough to see the 60s (life as our parents generation lived), 70s (the transition period when the future looked so promising and revolution was in the air), 80s (when the revolution seemed to hit the ground and we could touch the light at the end of the tunnel) and then the 90s and 00s.

    For those who have never seen the 70s and 80s, how does one describe life back then? :)

  • Metros alone can't bring CBD. To be CBD, it should have lot of other facilities such as good office bldgs, hospitals, big corporates brands, general image, better infrastructure, 24//7 power supply etc, etc

    I do not consider any thing more than 3/4 km radius from Gemini flyover is CBD.

    Anyway Chennai losing its charm due to power issues and chaotic traffic!

    Technically Parry's corner should be called downtown, but now we can call T.Nagar as downtown :)

    Ranganathan street certainly resembles downtown Manhatten or Singapore with super tall buildings in narrow street :)

  • Gemini is the center of city and the buildings on mt road, numgambakkam high rd, rk salai, etc is the closest thing to downtown.

    @sunr2i has already mentioned cbd limits.

  • I kind of feel if all Guindy industrial estate is converted into office space maily non IT then CBE will be area between guindy and areas upto devi in Mount road.

    Kathipara and surrounding area can become like Bandra-kurla in future.(Just my personal perception based on things and pricing around)

  • Wanted to update that pricing in Korattur is breaking new grounds. Aspects from Landmark is priced around 7.5-8K range and small builder like Devi builder or someone is quoting 5.5 K . Also Orchid springs is now 6 K. So this place is giving serious competition to the upcoming areas like Mogappair.

    I heard that since the Padi flyover was laid, now Annanagar is just 1.5-2 Kms away and hence the price hike.

    But is this pricing valid or is it just another "We are just 1km away from ABC place and hence the rate" ?

    I mean does Korattur have good schools, hospitals, good roads ,metro /sewage connection and such things to boast off?

    Korattur is a much better locality.
    Lots of buildings inside have been raised by TNHB.
    It has a railway station, bus depot, temples, schools of its own inside the area.
    Lots of middle-class families have settled there during the 80s itself.
    It is not a new area, but already a developed area.
    New spaces are created because of TNHB redevelopments.
    Also now with the padi fly-over, it becomes even better.

    During rains alone, the roads take a severe beating.
    But otherwise, 6k is surely reasonable for Korattur.

  • I checked with lakshmi builders in Velachery. their project is location ~.75 kms from velachery junction in ram nagar. they are quoting 7800 psft and flats are still available. Not sure if people are not going for it due to high price. The same builders are quoting 5k for their project in madipakkam.

    Nice to hear that! I know its not a new area, its just that I am new to that area. I think connectivity to the other good areas is the key for builders to milk the buyers. Padi flyover is being quoted by all builders in unison as the only reason for price hike, and hence I was confused and thot this is another new buzzword to increase prices.
