I understand that it is possible to regularise by paying stipulated fee to the local body and get the plot individually approved even though the layout may not be a CMDA approved layout, is this possible ? In otherwords can one get the subdivided plot individually approved though the layout itself may not be a CMDA approved one.

    yes it can be done but the plot should have an existing public or private road for it to be approved.or the local body should declare those roads as public roads.can be done (conditions apply)

    In the above case when an individaul plot is regularised by a town panchayat how long is that approval valid?

    Is there any limit like within 3 years we need to construct the house?
    similar to the timeline for the building plan approval

    Can someone please explain this in detail about the regularised plot in an unapproved layout and whether it is safe bet to buy a plot like this? The plot as an road of 24 feet.
