    Outer Ring Road is the latest buzz in real estate circles. Unlike other government road projects, there is an extensive planning involved in this and government is keen on applying lessons learnt and avoiding past mistakes.

    To avoid haphazard development of residential localities in both sides of the road, government has acquired large land parcels on both sides of the road for ensuring planned residential and commercial development.

    The road itself is being constructed by GMR on built-operate-transfer basis and is progress is satisfactory and on schedule for completion on Dec 2013.

      Yes correct as per my views/enquirers because of ORR Mudichur Road land values change high.Near areas manimangalam,mannivakkam and hot layout royappa nagar.Once

      ORR Project completed next roads will joins between Royappa nagar to Manimangalam.Many big schools planed to occupy royappa nagar school zones. lets wait still 1yrs and see the changes :-)

        How far is Orathur (3 KM from Padappai Main Road, opposite to Saravanaa's Jamaai ice cream factory) from this Outer Ring Road ?

          Are the allotted areas for school in the layout big enough to accomodate big schools. Also where did you gather this info on schools planning to utilize the school zones in this layout.

            ORR is being developed mainly to prevent heavy vehicle traffic from going into the city. ORR passing through areas far away from city and where people income is not high.

            I have one basic question - What makes this a major real estate development ?

            There will be some developments when new roads are made. but is ORR such a big thing for real estate ?

              Chennai needs plenty of good roads, there is always a perennial shortage. Therefore any new connectivity option is a welcome news for all road users, irrespective of whether the road is built with highway traffic in mind or not.

              It is undeniable that announcement of ORR has already resulted in land prices in adjoining areas to increase considerably. Whether this enthusiasm from end buyers is justified or not is an altogether different topic, but the fact that property prices have appreciated in areas surrounding ORR cannot be denied.

              Check this news article that appeared in 2010:

              But Subramanian draws attention to the need for the government — particularly urban planners and various developmental wings — to look beyond the mere construction of a road. First, he says a level playing field must be created. “The points where ORR intersects major roads will become hubs of development. Land prices in the vicinity will go through the roof. Unless the Government intervenes, housing in these areas will be out of reach for a vast majority. Government bodies such as CMDA and TNHB should step in and acquire vast parcels of land and offer affordable housing schemes with differential pricing. If the Housing Board could do it successfully in K.K. Nagar, Besant Nagar and Anna Nagar, why not in these areas?”


              Subramanian's fears have already become a reality. It's not merely on planned intersections, but land abutting the entire stretch has become valuable in the eyes of investment buyers. “In Kollapanchery, a village in the Poonamallee belt, land prices have gone up significantly,” says Pratish Devadoss, managing director, VGN Developers.


              I'm noticing another trend. Previously only layout promoters were using ORR for their marketing (Eg, Leo housing plots in Nandambakkam near Kishkinta), now we see apartment developers launching projects with an eye on ORR. I can give 2 examples:

              The recent launch of Navin's hillview for 4000 psf has certainly surprised many, considering the land is in the middle of nowhere and too far from Porur and GST (Adyar river must be crossed). The only USP of this project is upcoming ORR.

              Another project relying on ORR is PdotG Pattabiram project. It is coming right next to ORR intersection in Nemilichery.

                Agree, it is another hype.

                There is no reason why anyone would go from far southern suburbs (Vandalur) to far western suburbs.

                The route is very sparsely populated and Govt built it as commercial corridor which makes sense. But anyone getting a place just because of the road might be crazy.

                Copying Bangalore's advantages (where all suburbs have IT parks and significant population) and applying to Chennai (where OMR is the only IT corridor) is not right.

                  Very pertinent question. I doubt anyone can meaningfully provide some substance to support it.

                  ORR development also carries the risk of overvalued RE in certain areas to correct along the belt as 5 or 10 km further along the ORR does not mean much in commute time.

                  For instance, RE near the V-K Road with ORR entry/exit or any high priced land along the stretch will lose its premium as "Drive more and save more" will become a theme and will spur development along the belt where the RE is the cheapest. Contrary to the hype created, it can cannibalize the high priced RE along the belt and bring some normalization.

                  This ORR hype is similar in concept to the rail road development hype of the West in 1900s.

                    9-10 Km. Even if one gets tempted to call it as off-ORR, it will be a stretch.
