Polichalur was once under the threat of airport acquisition. But now airport have made alternate plans, hence polichalur is safe. But still people have fear that airport may again try to acquire polichalur, So Real Estate rate are cheaper here when compared to other neibouring areas of chennai. Can we make use of this situation and buy flat/Plot in polichalur?

the fear is valid bcoz of the change of site it might be reverted back.and any future expansion has to happen here.in case they decide to shelve the proposed greenfield airport(which anyways is a proposal only which many a promoter has used as an usp)and expand here,it makes sense rather than putting up a new one far away from the city it would be prudent to expand facilities here.
all these are conjectures if you have dispensable money you can take a risk.
but i would advice against it for first buy.

In chennai areas, depending on ground water fully is risky. Today there may be enough water. After few years when more buildings suck water, ground water will disappear
