      We are proud to bring to your attention that our project GOLDEN OPULENCE is not affected by the recent floods in Chennai.

      While many housing projects in Chennai, promoted by SO CALLED REPUTED COMPANIES are suffering from flood waters entering the compound, submerging cars parked in the basement, ground and stilt levels and the generators and electrical panels, thereby causing extensive damages to the cars and power failures over indefinite period (purely because the developer did not wish to spend money to safeguard the interest of their customers), GOLDEN OPULENCE is free of water logging, due to the fact that we have raised the level of the ground, far higher than the level of the road abutting the project, incurring huge costs.

      We have followed this practice of raising the ground level of our projects, far higher than the road to ensure that our buyers are free from the hardships of floods, though such an effort incurs huge costs.

      We also wish to point out that GOLDEN OPULENCE is located on POONAMALLEE HIGH ROAD, which is also free from water logging as this is an elevated road. This ensures that you don't have any difficulty in driving to or out of the project.

      The above fact should prove to you that GOLDEN OPULENCE is miles ahead than most projects in its price band.

        I own a flat Golden fortune, Swimming pool is built in the unapproved land. SBI rejected my LAP due to this reason. Buyers, Please check these aspects in Opulence.

              i booked at the rate of 2950/sqft in early 2012. they were quoting 3190 and brought it down to 2950.

              the project completion was due by dec 2013, but they have delayed it by 4 months. it will start from april 2014 till july 2014, based on the completion of various blocks.

              below is the payment schedule at S&P.

              1lac booking advance.
              50% of basic cost (including 1lac advance) while registering within 30days.
              10% each while constructing foundation and 4 floors.
              10% on plastering and remaining 5% durng handover.

              the payment is totally related to the construction stages. so no problems at all.

              comparing this with golden homes, 80-85% within 2014 when the handover is at the end of 2015 is definitely a deal breaker. unneessary locking of pre-emi money.

              when is the project handover ? 2015 or 2016 ?

              the approx distance between s&p and golden homes is around 5-6 kms along ph road

              as of now there is only 1 clubhouse in phase 1.
              they r planning for phase 1a, which will have 170 odd additional 2bhk flats.
              not sure if they will build a second clubhouse.

              Dear All S&P Flat owners





              Mr. Raja Ganesh Corruption Almost 3 Crore Rupees





              One of the employee in S&P Foundation name as Mr. Rajaganesh is more corruption person.He is creating the problem and presenting to the management some solution and engaging the contractors to do that job from his known source.





              The contractors are giving the Monthly fixed amount to him. The one of the Malar Electricals is terminated by Mr. Raja Ganesh for not giving the money to him..





              In terms of material, he is intentionally increasing the project value by increasing the project specification to get the money from the contractors so that , the S&P Management is increasing the project price.





              Mr. Raja Ganesh was the Exemployee in ETA Star Property and there also he earned more money by getting from the contractors.





              Already the complaint has been forwarded to the S&P Management and they are seriously watching him.





              The facility management company doing now in the S&P Project is MR. Raja Ganesh Own company by keeping the other 2 partners.








              The price given to thar facility management company also more compared to the today's markets. Due to that the Facility Management cost from the every individual flat owner is going to be increased after the DLP period also.





              Be care full and raise your voice to the S&P Management immediately about the Mr. Raja Ganesh Corruption.





              In the New project in the Design Stage itself he started to increase the Project cost toget the money from the contractor.





              So this cost burden is going to increase the salable cost because he already projected the expected project expense by increasing the value to about 30 % more.

                  Reputed or not reputed cannot come in the way of nature. Flooding for the most part is man made. You do not become reputed just because Golden Opulence is unaffected by floods.

                    maverick007; lovebirds43k; We would like to clarify that we haven't build the swimming pool in unapproved land. Many of our customers who are residing in Golden Fortune have gone for loan including in SBI. If some one want to verify this please feel free to visit us in person.

                    And with regards to Golden Opulence, everything is as per the approved plan and all the documents are there for for existing customers and future customers to go through.                       I am having the copy of Legal opinion given by Golden Homes itself. It is clearly mentioned that Swimming pool is in unapproved land. I will scan and attach it. Thanks.
