Hi,

could you please explain me the stamp duty charges applied when buying a individual house in chennai.

i understand when buying land the stamp duty charges applicable is 8% + 1% misc charge.

I would like to know how it is done when registering a individula house.

  • The stamp duty charge has been reduced to 7% and hence currently the registration charges are 7%+1%. I would let more knowledgable FMs to answer the next question.

  • Regn is the same process for both Indvl house and Flats.

    You pay % of Sale value or Guideline value whichever is higher.

  • Flats have a sale able area, how is it calculated for an Independent house? I had always had this doubt, but never got it clarified. Will it be land guideline value + House at depreciated value?

  • For flats, it is UDS (land) value + deprecited building construction value.
    For houses, land value + deprecited building construction value.

    So it is the same formula.

    Genreally building values is very low, most of the GV comes from land value.

    Also if the sale price is higher it is used for calculation.

    so the stamp paper charge would be 7% of 50L(40L+10L) + registration charges would be 1% of 50L.

    Thats correct!. But When getting a DD for registration charges, we might have to add Rs.100 for Computer charges, but please get it confirmed.
