  • 78% is low, does that include balcony, utlity or other open areas.

    If it does, then it is bad.

    If not, it might be on higher side, but not uncommon. It is still ok.

    80%+ is what I like to see in full amenities building.
    Amenity-less building should be 85-90%.

    It seems including balcony. Common area is 365 sq,ft. plinth is 1360.

    Amenities are swimming fool, gym, club house, mini home theatre, 70% open space in the total land, in main road ( valasaravakkam, arcot road - ETA verde ).

    What is the UDS they are offering?

    UDS is also a good measure to find the loading.


    This project is closer to Porur.
    Porur might be cheaper.
    Cerus is another project that also lies on this road, but much closer to the city center.
    Pricing might be middle of Porur and Cerus.

    They are not clear on UDS but saying it will be around 70% but I don't believe them. UDS might be 67% which is not good.

    UDS is your (share) ownership of the plot.

    I assume this project it at 2.5 FSI. It should be closer to 32%.

    Under 30% means, there might be high loading and less carpet.

    Sorry, I meant to say Carpet area. Yes, UDS is around 30%. Total of 128 units in 1.3 acres ( 2 & 3 bed rooms ).

    UDS is 30% ( actually 28 if im not wrong)
    Common area is 22% as far as i know

    Prelaunc 6100 - theyclaimed its going to be 6400, till date 3 weeks after prelaunch is 6100

    Good location actually better than porur from schooling stand point
    actually expensive than PORUR as well

    Plinth Area: 1300 , Carpet - 1150 and UDS is around 18%

    This is not low,this is what most of the projects in chennai offer.
    there are projects with higher and lower plinth areas.sometimes this difference is due to design and amenities like a larger lobby,gym,community hall etc.sq ft
