    What are the typical characteristics, behaviour, symptoms of a desperate real estate seller which distinguishes him from the rest of the crowd.

    If an approach tactic can be prepared to identify a desperate seller in a given local population, then a lot of problems can be solved for the buyer who can quickly search and complete his buying decision at his terms.

    R u asking for an insider trading option in RE.

    HAHA!

    U can check in the Advert itself. A person typically fires from all cylinders that self/broker. Words like Quick deal/urgent/all cash/ nego. etc r very much evident.


    But the base points r

    Prices r attractive.
    All cash deal r prefferred, so u have to have cash in hand.

      Hi contra,
      You hardly get to identify a desperate seller ! These desperate guys go to an agent who drives a hard bargain purchases on cash and gets a POA. He then waits and sells at a handsome margin even if it means waiting for a few months !
      I personally know the case of a agent who contacted my near relative who pitched in a large sum of money.. They made a good margin in 3 months !
