We are looking to sell our independent house which is located at the main of Thiruvallur. Our house is located inbetween Thiruvallur bus stand (which is at 1/2 kms distance from our house) and Thiruvallur collector office (which is at 3/4 kms distance from our house). The most famous Sri Veeraraghava swami temple is just around 500m away from our house.

Total area: 2018sq ft (110*19ft). Out of which the first half ie.,the first 55*19ft was built as a building with a single floor with mosaic, at which we live currently; the second half of 55*19ft was separated into many for tenants such a cement sheet room with thermoceiling, a cement sheet warehouse, and two rural type rooms
The first half building construction: Ground floor with a veranda for bike parking, a big hall, 2 bed rooms, a kitchen and separate toilet rooms; First floor with a veranda & a bed room & a terrace; second floor with a terrace
Present guideline value (as per TNREGINET site) : Rs.1000/- per sq ft
Features:
1.Sri Veeraraghava swami temple, Schools, present Bus stand & the future proposed bus stand, Thiruvallur Collector office, Petrol bunks etc., are just situated within 500-1000m.
2.24 hrs water facility (even in the summer) with a direct motor connection; separate drinking water connection
3.Calm area with no sound / air pollution due to vehicles
4.Two temples right in front of the house

As we don't have any idea about setting the sale price, we are willing to seek the advice of pros in IREF regarding this.

Note:- (expecting, but its not must)
We also want 3 years lease of our entire house after the sale. Will that be possible?

    Thanks for your reply. After enquiring with the local brokers and neighbours we came to know that the market value in our street is inbetween Rs.2500-3500 per sq ft.

    So any guesses on the sale price?

    1. Builtup area covers only the portion built with R.C.C Concrete. What kind of Cealing is thermoceiling i dont understand is it a mixture of RCC and thermocol balls used for cealing works or something els.

    2. What about the interior wood works, modular kitchen, and other deposites made on the home, do you have approval for the house

    3. How old it is, and what kind of damages you have

    4. What is the Land rate in Thiruvallur, the price you mentioned is wrong it cannot be so high pls check again.

  • I would suggest a market value of 1500 Rs for a good location in Thiruvallur Nagar.,If its off road for a long distance then 1000 Rs/sqft.,
    If your brokers quote 2500 to 3500 then ask him to sell it to you. Trust me he won't be able to because brand new with built in houses are significantly less then 2500 Rs/sqft., Would be interested to have further updates from you.,
