    Please let me know what are the documents we need to verify before proceeding with a READY TO MOVE IN FLAT.

    Searched the internet and listed some of them. I do not know they are valid or not for a brand new ready to move in flat from a builder in suburban area. Kindly validate these.People are living already there. I want to be in safe side.

    1. Land deeds
    2. DTCP approval
    3. Building plans and floor plan approvals
    4a. EC
    4. Structural safety certificate
    5. No-objection certificate from the civic authority
    6. Environment clearances
    7. Urban land ceiling certificate
    8. Fire safety equipment and mechanisms
    9. Water and electricity connections
    10. Property Tax receipts (No idea about this.. why do we need if it is brand new...???)
    11. Occupation certificate

        Thanks Bala. I want to know the documents to be asked from the builder for brand new ready to move-in apartment in the suburban area. Your list is common for a property. There might be some difference.

          1) Parent Documents (Land Deeds)
          2) DTCP Approval
          3) Planning Permit
          4) Building Permit
          5) Floor Plan
          6) EC
          7) No-Objection certificate from Bank in case if builder got loan from Bank

          Experts please add if i missed something.

            How do we know that the building is completed and fit for occupation?

            A building completion certificate from the Corporation or CMDA or any competent authority maybe required.

              I guess the "Possession letter/certificate" from the builder would be more than enough.

                  from IREF sources, service tax should not be there for ready to move aptmts!

                    If the apt has got OC/CC then no service tax or vat is required to be paid on construction.

                    Registration in this case have to be done on SBA rather only on UDS.

                    In case if CC is not obtained then apart from UDS registration, construction agreement has to be registered. This will be 2% of the construction cost
