  • Pinnacle Crest by Baashyaam Constructions in OMR - Sholinganallur, Chennai

    Baashyaam constructions is coming-up with their new project ON OMR at Sholinganallur. Their site is right opposite to Aavin and is the North side neighbor of Kailash Chettinad restaurant. It appears to be a multi-acre project - probably bigger than Adroit Artistica and Appaswamy Greensville.

    Site excavation is underway at the moment. Details about pre-launch/launch rates, floor plans, timelines are not available on their website.

    If anyone has further details about the project, please share.

      Please stay clear from this builder.. He is experimenting with buyers.. measurably failed to meet basic standards of a gated community/

    Feedback regarding Baashyaam constructions

    30 storied building on OMR. Location seems to be good. Any idea regarding the reputation of the builder. If anybody has any idea regarding the other multi storied projects they have completed let me know.

      Project name is Pinnacle Crest, 30 storey tallest tower in OMW - Pinncale Crest - Baashyaam Constructions

        They are good in quality. But they don't keep the delivery time lines. Their sales team and technical team are poor in meeting the schedule after collecting money from the buyers.

          It is good to be wary of builders who have been doing S+4 types attempting to get to the next league. Looking at their track record, sum total of all the floors they have ever constructed in all of their projects can come to 30 or little more. Here is the builder who is drawing a plan for S+30 !!!.

          Their know how, ability, handling customers, professionalism needed often do not scale and it pays not be a buyer when they will be on a learning curve. Malles is an another example. Archean was good on paper but zero on track record and they folded their project recently. For an investment like this, between hope and track record, one should go with the latter.

            Price will be around Rs 5000 per sqft with Rs 50 per floor after 4th floor

              I agree with maverick.... wait and watch is best approach. Archean was amazing on paper that they going to build highest tower of 50 plus floors on omr......project didn't even take off.

              Not that I am doubting this builder but like once a good member said.... it's better to wait on sidelines and jump in when project is 70-80% done, this way you don't get stuck with builder taking your money and you being at their mercy

                Market is simply not there.
                There is too much supply all over the suburbs and very high competition in Shols area.

                5K on OMR main rd also would be a harder sell during this time.
                Especially considering there is a risk of not launching itself.

                They can get a decent reception if they price it something like 4K on prelaunch and make 2-BHK units.
                Biggest demand is for smaller 1000sqft units priced at 40L or so.

                I was saying TNHB Shols Apts should be around 3-3.2K.
                This pvt project with all amenities on OMR Rd can be 4-4.2K, a 900-1000rs premium.

                I guess they will launch it at high prices.
                This probably is a JV project with a landowner absorbing interest costs and expecting high returns.

                If that happens it will stay on for a while.
                This project will add to the supply glut and keep the pressure on prices.

                In a year or so, we will see more discounting in a Buyers market.

                  With the GV at 3750 and MV at 6000 for OMR facing land in the area, are you suggesting to sell at prices lesser than what it takes to make? They can get rousing reception at 3k psft. I don't know the 'take' rate but know the 'make' rate and realistically, one cannot sell at these prices no matter what.

                  For 2.5 FSI, land component alone would come to Rs 2000 minimum and what about MSB construction cost?

                  You have been saying the same thing completely ignorant of the land rate in the area. When the HIG plot goes for 4000 psft, do you want the Govt to lose out on revenue just to get a 'good' reception. When the 'take' rate or reception is not high, one has to wait.

                  In several areas in CBD, apartment projects are simply not viable based on prevailing land prices and same as in TNHB Shols and elsewhere in OMR. When something is not viable, you need to look elsewhere.
