  • Purchase of Flats in Subham Nagar, Zamin Pallavaram

Reading some of the questions posted on this Forum on the subject of purchase of plots/flats in Subham Nagar, Zamin Pallavaram area, one could understand that there is unnecessary fear and confusion amongst those concerned.

I am sharing this information to address some of the concerns raised by the members on some of the old threads on this forum and for those viewers who have been relentlessly seeking guidance on whether to purchase a plot/residential flat in Subham Nagar, Zamin Pallavaram area or not.

As you already know, a notification from the Archaeology Survey of India issued in 2010 has affected construction activity in the area earmarked as the “prohibited area” (100 meters) and additionally “Regulated area” (200 meters) in Subham Nagar, Zamin Pallavaram. Constructions/reconstructions/repair work in the “Regulated Area” can be undertaken after obtaining NOC from the Office of the State Archaeology Commissioner, the competent authority for issuing NOCs.

Besides these marked areas, the pieces of land situated outside of ASI purview are 100% available for buy/sell transactions, constructions, reconstructions etc. For these lands, Pallavaram Municipality continue to issue Patta, Building Permits etc and there is no need to obtain NOC or incur any undue expenses towards obtaining one for these pieces of land. Pallavaram Municipality has displayed the map at their office clearly displaying the pieces of land affected and unaffected. I hope this clarifies to all concerned and help alleviate their fears.

In the above image, you will find the Pallavaram and Keelkattalai Area categorized by Survey Numbers. The area marked in maroon is Protected, Blue is Prohibited and Yellow is Regulated. This image is publicly available at Pallavaram Municipality office on the display board.

As mentioned in my post, Constructions / reconstructions / repair work in the “Regulated Area” can be undertaken after obtaining NOC from the Office of the State Archaeology Commissioner, the competent authority for issuing NOCs.

The huge area that is outside of the markings is 100% available for buy/sell transactions, constructions, reconstructions etc. Pallavaram Municipality has been issuing Patta, Building Permits etc. For your information, there are many smart investors utilizing the opportunity to invest in purchase of residential flats and plots. Since this is in the heart of the city, the return on investments is going to be truly rewarding.

      Hi,
This is an information for all affected by the 2010 AMASR act.
Recently I read these interesting progress in Amending AMASR Act. The central government is planning to amend the 2010 AMASR act to facilitate government approved public works to go ahead within protected , prohibited zone of ASI. This is may happen in this June 2017.
This is not including individuals who own land / houses who seek building permission.
We have to ask our representatives to help amending this act , by excluding the 'SITES AND REMAINS ACT' recently included in 2010 .

This is the best time to seek help / ask for representation for all those land owners affected by this amended ASI AMASR act 2010.
      Thanks,
