    Can anyone suggest on what is the current price in Modern layout Padur. Any idea if it will become CMDA limits in near future.

    Hi.. I think you are looking for plots close to Gateway school, Padur.. The brokers were quoting close to 40L per ground in that area when I was enquiring a couple of months back. Think most of them are panchayat approved only

        I am getting quotes around 58L per Ground for DTCP approved plots. This is not exactly Modern layout its a small layout adjacent to Modern layout called Tami residency.

            hi..wht ppl were quoting is almost rite...it goes around 35L to 40L....its not DTCP..n u dont want approvals for layout before 1980's.just go for building approval thy will charge development charges with it.thts all...regarding the plots can u tell me which plot no. thy were showing u.Bcox there r double documents gng on there...we ourself arrested 3 ppl there..n this week 1more guy...

              n raj s ur rite...as a co-owner of t company..i used to know...not even this...we own 4 more companies...s due to some family issues we were not luking into t layouts....now n full swing we clear everything....n all those criminals r gng on by one inside.especially few guys n registration office in thiruporur itself r involving n ths duplicate thing...since we hv more than 100 layouts in 63 villages..it takes time to clear....

                Hi ModernYuva as I said its the layout opposite to Modern layout . I was looking at Tami residency. Since this layout was near to it I thought both should have the same price ranges.

                This layout is just behind the TVH before modern layout.

                  Any idea on how is the rental income if I construct a Home immediately.

                    mr.senthil i think this place s gng on 200ft by pass....im not sure abt it....do check...without knowing 100% i cant just put a blame on this project....but a by pass s conformed n it eates up annamalai layout...so next 58L seems to be high....if u r gng for an individual house...there is no prob of approved n unapproved...go for unapproved n get ur building approved...since these approval thing s 4 banks...n those ppl r ready to gv loans if u gonna construct....just think 58L u pay with regi charge arnd 4L..n u get building approval another 10%...so u end up arnd 66L.per grnd..rather u get fr 35 to 40L..regi charge 4L with 10% can fetch u max of 42 to 47L..so so a diff of 20L..which is approx 40% of ur cost n with 20L u can construct a building of 1200sq.ft....think i didnt tell t business secret here..
