Hi,
please suggest and good area to buy the land for investment purpose,my budget is 15L to 20L .if its near to OMR or good resale value in future is my prefrence .what about ponmar is it good to investment in that area.is i found CMDA or DTCP approved land at my budget?

  • 15-20L budget is ok. But i doubt whether plots will be available on OMR or Ponmar. Definitely plots are there but u might get it too much in the interior area. You can better opt for GST road or sriperambadur. You can get CMDA and DTCP plots here too

    Can you share your observations about these areas? In manivakkam there are lot of new houses and small commecial units in 1-2 ground plots that are struggling to find tenants. Lots of inventory and it was surprising to see the size of some supermarkets.

    I expected to see bare lands but was surprised.

    For me mannivakkam is not in a investment bracket at all so I have no opinion on it
    It's pure end use market now
    Manimangalam has pockets of 1200 to 1500 rs sqft Cmda approved plots
    What surprised me was karasangal pricing
    I was looking in naduveerapatu somamgalam and karasangal aboit 18 months back
    Of which karasangal has taken off in pricing
    Over 2000 is mind boggling to me but that's the price

    Ofcourse manivakkam turning into enduse market..
    varadharajapuram is also picking up..
    I know about varadharajapuram and not much about karasangal..
    Over 2000rs PSF is something i cant believe ...
    To my knowledge the rate is around 1200 to 1500 for a dtcp plot..
    May be that u mean the rate very very close to VW road..
    May i know the layout names that u mean raj sir?
