    Hello Folks,
    What are the aspects (advantages and disadvantages) of having covered parking slot instead of a "allotted" open parking slot.
    Covered parking comes at an extra 1 to 2 lac rupees vs a free allotted open parking slot.

    When I say alloated open parking..It is Allotted to your flat no.
    Some say, its easy to park and drive from open/uncovered slots..some claim safety issues..
    Whats the feeling here??

    having a covered parking slot helps by keeping a few elements away little better than an open slot. usually covered lots are stilt level of the same apartment so u just need to come out of the lift and go to your car instead of walking to the open lot

    imho irrespective of covered/not covered if you don't use the slot for sometime you will see others occupy your lot and that might be an irritation.

      1. In covered car parking, your cars won't get super heated during day time and you have the comfort to get in quickly. Else you have to cool it before your family and kids get in.

      2. In open car parking, you may find surprise dents and scratches as kids running and riding cycles often crash on vehicles parked along the path.

      3. In open car parking, mostly you have to do parallel parking.

      4. While raining, you will definitely appreciate a covered parking.

      5. More takers for your flat if you have a covered parking.

        Covered car park is the best investment apartment in city with more then one carpark sell for premium also the rent is higher then single car park
        RE overpriced still fancy then 4% yield is must anything less is overpriced

          Take extra car park wherever possible.
          2 covered car parks is a big plus even for small 2-bhk apartments. For bigger ones take 3 CCPs.

          Open car parks are not worth paying for, I do not think it is legal to sell open car parks.

            Open car parking can not be sold as per recent SC judgement. Google this for more details

              will builders have to oblige to this rule even for under construction apartments where open car parking has been charged? currently the builder hasn't handed over the apartment but I opted for a open car slot and was charged rs75000 for open car park.

                I dont think any sane builder will take that risk after the recent tough stance by the courts
