Increase in High Rise Buildings, Chennai

  • Increase in High Rise Buildings, Chennai

    In the last 4-5 years, Chennai has witnessed launch of lot of high rise buildings.

    As builders like Godrej, Tata Housing, Hiranandani, Purvankara, Unitech, DLF, India Bulls etc comes with hands on experience in constructing much taller buildings in other cities, Chennai based builders like TVH,Akshaya, Jains, Ruby ,Bhashyam etc are new entrants.

    Will the end products from both of them will have the same quality and safety standards? Is there any industry norms to make sure that the above aspects are satisfied?

    Wish there were some industry norms for all builders alike. Too many builders have sprouted and there is no assurance of quality. Every project is delayed and there is no compensation for delayed possession. One can only wish good luck to people who buy flats from such builders.

      Big raise in Chennai are a BIG FAILURES! Sorry, to say this! Not because of the building construction quality, price etc...but Chennai does not have infrastructure and planning, to accommodate such a mammoth high raise buildings! The reason why most or all the projects are not completed is because of this phenomena(Imagine, lakhs of people using their rest rooms and washing cloths everyday without infra to pump in and out water and waste out of their premises - which is one of the many other infra problems). People buying flats are mostly NRIs who are totally ignorant or indifferent towards these problems. Only people who can afford to keep their doors locked and ready to pay hefty maintenance could afford these tall buildings. Even end use people right now test waters by renting out first!

        they also done high speed lift with auto floor drop in case of emergency, treatment plant, about 2 acre of water body. Grean LAN, 40k sft club house etc. designed by Singapore architect and structural engineer.
        What do you tring to say? Hira constrction type is not good for High rish compared to TVH? Sounds like to us from what you had mentioned. Looks technical to us.

        How Mivan technology works for high rise?

          You can construct building using the greatest and latest technology, but people need to live without having water or sewage problems isn't it? The OMR Road is not adequate to handle traffic and it is a bloody Toll road for such a heavy traffic. Not a selling point in my view! You can see far better roads in other parts of the city where you do not have to pay for commuting! Chennai can only shrink from where they have grown for the last 7-10 years. I do not see capacity for growth without additional support for the basic infrastructure! Chennai is a royal mess, again sorry if I have offended someone.

            Partially agree. OMR infra no solution in sight, no plan in any near future. OMR prices already run far ahead of its today available infra.

            IT salary was flying high, so OMR prices was flying high too. IT corporates have ways to scale the salary down , lay off experienced, recruit freshers, cut increase/ bonus etc, but already run high OMR RE prices have no means to come down to reality of its worth. No change in price for long time on lesser demand, any future infra development - both have to bring the prices and Livable infra development huge gap down. How long it will take no one knows now.
