    Any reviews on this DTCP approved layout by Pristine Prime properties? They are quoting 1400 INR/ sq. ft. for these plots in 'Pristine Garden' in Nellikuppam village in Guduvanchery - Thiruporur Road. Is it not overpriced? What are the growth prospects for Nellikuppam?

    Nellikuppam is 12 kms from GST road. And this layout with more than 100 plots is hardly 100 metres from Guduvanchery - Thiruporur main road.

    some prefer tambaram as their favourite some porur

    people who couldnt afford tambaram would satisfy for guduvanchery

    people who couldnt afford porur would settle for thiruverkadu...

    both are good emerging suburbs....

    anyway now the price of DTCP approved layouts of thiruverkadu would be twice the price guduvanchery.

    for investment the mantra is dont go above 1000-1500 rs psft since the price wont move faster after 3000 psft.

    There are certain DTCP layouts in this stretch, prevailing rates.

    Logic seems good. But less than 5 kms Rs. 1300/- and 5 to 10 kms Rs. 1000/-?- Is it a guestimate or the real story?

    In general the price in that stretch is forward factored in anticipation of the future development. As of now, there is not even basic amenities like a good public transport network. Once the residential projects like Sriram Sankari/Lanco Lumina/SIS Queens Town/XS Vivacity/Chennai Pattinam etc are fully occupied, things should improve. Till then it will be a pure investment
