    Padianallur 2644/Sq feet - as per July 2015. Do we have any update on the pricing?
    Looking to buy land in that area near the bus depot.

    Please advise.

  • Padiyanallur near bus stand is hyped a lot. No further rapid growth we will see as the only known prospective is the bus stand. Area near bus stand will not be realised one such bus stand location near ambatur or similar. One would say that if you prefer a site along the ORR road in padiyanallur, will see a good growth. Its only my belief, as i invested in 2014. Now itself it is quoted as double with the 70% of ORR (phase 2) completion stage . Many new layouts are sold here.

    Padiyanallur is preferred by many only for small budget investment, not for above 2000rs investment, as i an aware till last month.

    But if one is looking for commercial purpose (shop or complex) near bus stand, i would say yes to invest.

  • Near Maruthi Nagar - Perumalpattu, it is trending around 800-900 rs/sq.feet. Near by Sriram college it would be little higher...Once the bridge is completed, I think we can see much appreciation (the way Veppampattu's other side has developed, the Perumalpattu is not having that hype), but definitely good investment.

    Our IREF Experts can add more meat if the information is not accurate.

    Yesterday, I went to Padianallur area, and looks kind of OK...Also had a drive near the Toll gate, where the ORR phase is worked up on as well..

    Looks very promising, and also I had a conversation with local people near the bus stand - they say that Redhills Bus terminus is going to be shifted to Padianallur, and that is the reason why as you said there is a hype in and around Padianallur bus stand....having said that, is there is a plan of shifting Redhills bus stand to Padianallur?....

    If that happens, though it may not be similar to Ambattur type of growth, but potential growth is on cards...

    Your thoughts...(Still in plan to invest near by that area considering the ORR aspect).

    I see there are some relavant ads displayed by google. Since our discussion is about Chennai Real Estate, Indian real estate, some of the relevant ads are very useful. In last two weeks, atleast I have learnt about a dozen useful sites.

    Few of them, I am seeing first time.

    AN Shanbhag is very well known NRI consultant. There are lot of useful info here.

    Since the ads are displayed in random, you may not see the same ad again when you want it. So, when you visit this forum, check out the ads, if you come across some good sites, pls add them to this list.

  • Those values seems to be outliers. It could be due to internal family transfer of ownership. The price ranges provided is just starting point for research. I do not think anyone use above data to arrive a decision.

  • I am looking to buy a plot in Palavakkam on the between ECR and OMR near Periyar salai in Pasumpon street ( 300m from ECR and 600m from OMR). CMDA approved plot and owner is quoting 2 Cr for 3000 sqft. Anyone has purchased in Palavakkam recently opp to sea side? All amenities like schooling, banking, shopping etc are close to this land (rather stone's throw away).

    Can anyone help me to take a decision?
