I am looking at buying a plot in OMR and came across TNHB plot - Phase 3 in Sholinganallur, I just wanted to understand the following from the experts in this forum

    What is the prevailing rate per sq ft
    Any legal issues / challenges with Phase 3 (When I googled, came across few petitions and hence this question)
    In terms of location, are they any issues like water logging / near lake / canal etc
    Any other inputs and Pros and Cons about this

    Sure. The quote that I have is 2500 Rs / Sq ft. It is near water tank is what the seller is saying. I am planning to visit the site over the weekend if possible.

    Is this a good price?Also would appreciate if one could clarify other points that I have posted. Thanks

    The Government guideline value is Rs 2125 psqft. ( Rs 51 Lakhs per ground) equal or above that price is what Neelangari SRO will register it for.

    Most plots are allocated to IAS, IPS, Judges and senior officials under Gov quota.

    TNHB has created wide roads, play ground, Bus terminus, school, Large commercial space etc.

    TNHB created Annanagar, Besant Nagar, Ashok Nagar etc, It is possible for this site to become something like that.

    In relation to legal issue - once a plot is subdivided and allotted by TNHB to an individual person then there can be no issues.

    They do own many acres of undeveloped land in the area and there is a writ petition on the undeveloped land (not on plots)

    There are some ponds in the undeveloped holdings of TNHB acres and they wanted to land fill the ponds and put plots on them (to make money instead of wasting land)

    The TNHB plot owners/allotees got HC stay to prevent TNHB to develop plots on that undeveloped survey number - Reason Ponds are important for the eco system and recharge of under ground water table.

    In Shollingannulr TNHB owned a large holding of over 1,000 acers since 1980s.

    Most land from OMR to current TNHB site (300 acres) was also owned by TNHB since 1980s but some of those lands on OMR were encroached and built by people since 1985, TNHB is trying to evacuate those encroachers (HC order in favour of TNHB is place) from valuable OMR facing land but gov stopped the process due to MP election and now expected to clear after 2011 election.

    The government was sleeping since 1985 to 2005 while 300 acres (OMR facing) were encroached and illegally built upon.

    The remaining part that was not encroached was developed in to plots (Phase 1,2 &3) in 2005/6 and sold by TNHB to hundreds of allotees.

    Anyway there are no legal issues on TNHB alloted plots and sites.

    Issues related to undeveloped acres holding of TNHB is only a concern for encrochers who illegally built on the land owned by TNHB.

    The new multi million dollar development of Indian Maritime Complex and University, Financial City and new Elcot SEZ may add value in the future.

    MK has also plans for all party MLA colony in the undeveloped TNHB land (this may or may not happen as it can be unpopular with public)

    I am not sure when was this TNHB posting came :-( . If its still open to apply would like to know how to apply. Btw if this is closed any thoughts on how to keep a look on the plots. Note: I am not residing in chennai, any good site where I can get info on this ?.

  • I went and looked at the plot that was available for sale. But it was close to the slum board housing clearance blocks and hence dropped the plan. But there are other plots that are available. Happened to bump into a broker. He had the entire phase 3 map with plot numbers marked. For the ones closer to OMR are being quoted high price (2800 Rs/ Sq ft)..I had to stretch my budget and hence rethinking. Thanks to the forum members for valuable inputs.

    THERE ARE NO SLUM BOARD HOUSING (TNSCB - TAMIL NADU SLUM CLEARANCE BOARD) INSIDE OR ADJOINING TNHB LAYOUTS OR EVEN ON THAT SIDE OF OMR.

    You must have seen a wrong spot.

    TNHB site is 1/2 kms on the left side of OMR (when coming from Adayar).I have personally checked all the survey nos on that side of OMR and no TNSCB ownership

    There is a TNSCB sign board on OMR opposite side (near Satyabama) pointing out the actual slum board tenement Near DLF & Bollineni Hills at Sitalapakam (2 -3 Kms from TNHB site on the other side of OMR)

    You said you had the lay out map of Phase 3 check that (and Phase 1 & 2) and all Survey number records at Panchayat office, VAO survey book and Neelankari SRO (I have done both)

    No slums on the left side of OMR where THNB is located.

    TNHB is currently building around 800 apartments for general public under "SELF FINANCE SCHEME" on 3 sites with in the lay out (Like what you see in Annanagar, Besantnagar LIG,MIG etc) you must have mistaken those TNHB apartments under construction to be TNSCB tenement.


    BTW Rs 2800 psqft (Rs 67 Lakhs per Gr) is high.

  • Property seeing experience shollinganallur housing board plots

    I am not sure anyone following this thread.

    Recently I had a chance to go around Phase III TNHB area. The rates are hyped by brokers and middle man.

    Anyone who visit those plots will be stalked by brokers, so they can identify which plot is coming for sale.

    Two ladies Called "Kusela kumari" & co took the agreement for most of the plots by paying token advances to actual owners and trying to sell the with 10 - 20 profit laksh margin.

    For example she is asking 80 laksh for plot no 21.
    Plot no 64, 63 she is asking for 70 Laksh.

    Seems that female duo meet every plot owner personally and put the token amount advance and get the agreement done. And inform the local brokers, on which plot is available for sale. I dont know who are they what is thier background, some says they are from kerala.



    All other brokers work for them. Few names are

    Vijay from Yes Vee properties ( opened office at the entrance of housing board)
    Sai
    Siva
    and many.

    When you call them, they will tell one price first and promise you that they will arrange the meeting with actual owner in a day.

    if you call them again, they will add 5 laksh more on last time price without remorse.

    Vijay (from Yes VEE Property) first said 55 Laksh for plot no 346 and later increased the price to 65 in a day. :D. For plot no 21 he first said 70 then after 85 :D

    Same with Sai, he said 60 laksh for 383, then increased the rate to 70.

    Every broker in that area will claim, that plot no 346, 274, 21 is for sale, and confess only they knew the actual owener. But when you ask for sitting they will take you to Kusela Kumari, her usual meeting place is Anna Nagar saravana bhavan hotel.

    As i had only 1 month of vacation, I got tired of this freaking brokers and left india without finishing any property. Is anyone of you know the genuine seller in that area pls contact to coolpdxdude account of gmail.com

    There are TWO types of brokers in Chennai:

    1. Introducing broker - the poor fellow runs around looking for buyers and sellers for 1% commission from both party - Usually these guys are harmless and some times needed.

    2. Agreement party broker/Dealer - These are rich greedy Bast..ds who are harmful for both sellers and buyers. They walk away with a major chunk (some times as high as 50% in a rising market) of the sale proceeds for nothing.

    They are much worse than the local brokers.

    They make a large margins by Creaming both buyer and seller.

    I had personal experience with such fellows in Tiruvanmayur, BTW those fellows are very rich and have made a fortune over the last 5 years (on the cost of buyer & Seller).

    This process is locally called "Kai mathi-udrathu"

    I would recommend buyer and seller not to deal with such " Kaimathi udra property dealers"

    They lock the owner with an agreement at a lower price and then they wait till they get a high price that they are satisfied with and then they switch hands.
    The poor owner gets low price and waits for months for his money.
    The Poor buyer pays high price - more than the actual owner wanted.

    Buyers - please make it clear that you will not buy from a broker who holds agreement. State clearly you will only deal directly with owner.

    Sellers - Do not enter in to agreement with brokers. State you will only deal with end user/buyer. Do your own advertisement.

    Keep the middleman away.

    Introducing brokers are fine they get their 1% and leave you alone.

    Coolpdx look out in the net there are some direct owners who advertise to sell. You can also make free ads in internet that you wish to purchase on certain areas directly from owners (No agreement brokers)

    I had the chance to buy a property (L352 TNHB Sholinganallur) thru YesVee propertites. Both Vijay and Shankar were quite clear abt what they were doing.

    They gave me an indication of what the seller was expecting. My father and I met the seller along with Vijay and negotiated the price. The price was quite reasonable considering the title and location.

    They even organized to put a fence around the property, which was mandatory as per bank loan norms. It was raining very badly at that time. Both Vijay and Shankar stood with me in the rain to get the stones laid for the fencing.

    Vijay personally came with me each time i went to make a payment to the seller.

    Having seen several brokers, i feel YesVee properties to be quite transparent in their deals.

    Some brokers give a token advance and get selling rights and some brokers let the buyer and seller negotiate to a mutually suitable price. YesVee belongs to the latter. If the seller wanted to increase the price, what do you exepect YesVee to do?
