    My office location is Raheja Mindspace and my wife location is Wave Rock. We are currently staying in a rented flat near to JNTU Kukatpally (It takes at least 1.5 hours to reach Wave rock from JNTU because of traffic ). We want to buy a 2 BHK flat near to our office locations. Our budget is 80 - 90 Lakh (including amenities and interior), we have to take a home loan. We searched flats Khajaguda, Narsingi, Nanakramguda, Manikonda.

    I am not much familiar with flats and their hidden amenity charges like (car parking ). I need your suggestions to select the best flat/apartment.

    I am typical simple middle class south Indian guy so need basic things(water, power ) to survive in an apartment in Hyd next 50 years. I am not interested in smart homes, Disney theme house.

    We shortlisted following flats from each category of community.

    1. Small-size apartment community

    option 1)

    Project Name: GOLDEN ORIOLE (Gated community)

    Total 5 BLOCKS, 245 Units

    Price: 4700 per sq.ft. amenities cost separate 5,50,000

    Possession date: 2020 December.

    Cellar + Ground + 5Floors

    2. medium-size community

    price: 5000 per sft

    Cellar + Ground + 10Floors

    pros: good location. near to our offices.

    Cons: approaching road narrow. only a few 2 bhk flats available

    Option 2) Muppa Alankrita

    Pros: big builder. many facilities

    Cons:

    --> 2 bhk falt basic cost around 70 Lakh but GST and other amenities cost another 20 Lakh. it is 90 Lakh.

    Option 2) jains carlton creek

    Pros: Seems they have some offer like revised GST Rates.

    Cons: saw many bad reviews about this project.

    Option 3) SUMADHURA ACROPOLIS

    I have following questions to select a flat. Which

    1. Can we say 5 floor apartment has more lifetime than 30 floor apartment. In Hyd, >30 floor aparments are robust enough to handle earthquakes or fire?

    2. Maintenance charges. I am guessing

    My home avatar: it is may be > 5k

    medium size communities: it is may be 2k to 3k.

    Is my guess correct?

    3. I have strage fear related to apartemnts qulaity construction. apartments are getting constructed with bad quality, very close to another apartment. I feel, after 15 or 20 years, "apartment collapsed in India" will be an everyday news.

    If you know any good 2 bhk flats (< 90 Lakh), could you please let me know.
