In the recent times, the development towards Pocharam on Warangal Highway from Hyderabad has grown substantially. Annojiguda village, which is on the highway is of highlight to Singapore Township, Rahaja Mindspace IT park, and upcoming Infosys campus in about 440 acres at Pocharam village. On the way to ECIl from Annojiguda one HUDA layout at Rampalli village and one Gram Panchayat layout have were there during last year and most of the plots have been sold and some plots are available for resale. Another Project of Modi Properties on construction of Duplex Houses is in progress there itself.

Coming to Ghanapur village from Annojiguda, which is at the distance of about 2 1/2 km., has been on fast growing stage in real estate both
in open plots and construction of Duplex/Villa and Apartments etc. for last one and half years. On the way Duplex and Apartments as well
as township of Modi Builders is in fast in their activities. Beside that Rajiv Gruha Kalpa project has been completed and ready for occupy.
There are few colleges and an Engg. College
on the way to Ghanapur from Annojiguda
including POWER GRID and land marks of Outer
Ring Road (ORR).

Beside the college, one new gated community venture with wider roads and
modern amenities will be ready shortly in both sale of open plots and construction of duplex/villas & Independent Houses. Beside this venture, there is an existing ZP road, which leads to Hyd-bad to Vijayawada Highway nearer to Ramoji Film City and the proposed Outer Ring Road (ORR) is also closer to the road. Is it HUDA approved layout .. ...??.

  • The company, in this gated community venture/site, is providing more facilities like underground drainaga, black tap roads on wider roads, water line/Tank, Street lighting and latest amenities like Club House, Swimming Pool, Tennis Court, Children park etc. It seems that they are providing facilities and amenities more than norms of HUDA. Rate being quoted for these residential plots is Rs. 4,300/- per yard. Sizes : 220 yards each.
    It will be worth by asking for 4100 rupees per yard.

    1) there won't be desired rental value for next three years(till infosys completes first phase) , and

    2)quality of construction is like, typical qoverment quarters

    Keeping in view of rental values or return
    on investments, it is not ideal to invest
    and construct on/an apartment and
    house respectively in Pocharam belt. It
    is advisable to invest in open plot/s,
    wherein minimum infrastructures are
    provided, with medium to long term
    perspective. It will fetch more
    appreciation than last couple
    of years comparatively.

    Pocharam ? If so what will be the rate of plot. If not advise me. I want to buy a plot of 400 yards around 3 kilometres of Pocharam or Annojiguda

In this venture they are providing better infrastructure and aminities with wider roads above to the norms of HUDA. The developers also going to construct 24 villas/Duples houses in the venture shortly. One can purchase plot and plan to construct after one year with bank loan also. The rate quoted is 4300 rupees per yard.

    In Pocharam village resale plots will be available to purchase at 3,500 per yard and in Annojiguda at Rs. 3,800 per yard. But without minimum infrastructure and with smaller roads (Four rocks are seen for single plot). Whereas in Rampalli, one can get residential plot/s at 4,500 per yard with better infrastructure in gated community.

    In Narapally most of the ventures/layouts are with Panchayat approvals with 20/25 ft. roads. Investments in such properties are with more risks, because of various reasons. Better to invest in HUDA (now HMDA) approved ventures.

  • There is one HUDA layout called 'Shilpa Ambiance', located in Rampalli on ECIL road
    from Pocharam/Annojiguda. Re-sale plots are being quoted 5800 rupees per yard. You may check any broker in that area.

    hi we bought a duplex in a gated community at pocharam.it's right aft the rail track very much interior.I forced my husban to take that plot,thinking that the value might increast in couple yrs.v ver told that there will b infoscys ,IT taheja,and the metro rail.its very much behind the singapore township.if v stand rom our plot,v can view the raheja building

    as u know now the market is too dull.doest show any sign of appreciation at all.and ecently my husband told me that,he heard that infosys is not continuing the project.Now i am planning to sell off the property.
    Guys,pls suggest me.is this the right time to sell ofor sud i wait for some time.
