    Hyderabad warehouse segment transacts 5.4 million sqft in 2021-22

    Hyderabad: Flipkart, Reliance Retail, ECom Express, DMart and SVS Pharma are among the top occupiers of warehouse space in Hyderabad. Shamshabad, Medchal and Patancheru are the key clusters that are seeing demand from the warehouse segment. Hyderabad saw 5.4 million sqft transacted in 2021-22. This is 128% more than 2.4 milion sqft taken during 2020-21.

    The growth is majorly driven by increased growth in the third party logistics (3PL) providers. With most retail and e-commerce companies preferring to outsource their logistics and warehousing operations to third parties, warehousing demand by 3PL occupiers has grown in Hyderabad. The demand for 3PL services increased from 24% in FY 2021 to 31% in FY 2022, said real estate consultancy Knight Frank in its ‘India Warehousing Market Report – 2022’.

    The demand from retail sector grew to 17% in FY 2022 from a naught in FY 2021. Warehousing demand is therefore dominated by e-commerce, retail and the fast moving consumer goods and durables industries. The share of Medchal cluster increased from 48% in FY 2021 to 60% in FY 2022. The Shamshabad cluster observed a decline in activity from its 51% share the previous year to a 30% share in FY 2022. However, Patancheru cluster saw its share increase from 2% in FY 2021 to 10% in FY 2022.


    Land rates grew in the Patancheru and Medchal clusters while rentals remained steady across warehousing clusters.

    “The warehouse sector will be supported by the increasing institutional interest in owning, developing, and operating warehouse assets. The sector received private equity of $1.2 billion in first six month of 2022. It got $1.3 billion in entire 2021,” said Shishir Baijal, Chairman and Managing Director, Knight Frank India.

      The new model FOB will have a circular 3D look

      HYDERABAD: The Greater Hyderabad Municipal Corporation (GHMC) is building a new model foot-over-bridge (FOB) near GVK One mall in Banjara Hills.

      Announcing the move on Saturday, the civic body said that the FOB would be constructed at a cost of 5 crore with escalators at both the entry points.

      The structure would have an aesthetic circular three-dimensional look with a circular roundabout path at the centre of the FOB. Officials noted that a number of accidents occur near the mall on Road Number 1 and decided to come up with a new design for the bridge.

      The bridge would also have eight CCTV cameras on the premises. The officials said there would be two lifts too with a capacity of carrying 10 people at a time.

      The entire structure would be built using mild steel, a type of low-carbon steel spread across 54.97 sq feet.

        Hyderabad: 31 STPs to be ready next year

          HYDERABAD: Andhra Pradesh (AP) is moving towards purification of land records to eventually reach a stage in future where the state would stand a guarantor to every genuine patta holder.

          It took up a massive land resurvey project for this purpose at a cost of 1,000 crore, which has been planned to be completed within three years.

          The AP government's recent memorandum of understanding (MoU) with Hyderabad-based Nalsar's Centre for Tribal and Land Rights (CTLR) is seen as a step in the right direction because CTLR has acquired expertise in the area of rights of people over land in various areas.

          AP advocate general S Sriram said that the state government has taken up the task with the required seriousness because purifying 100-year-old land records would throw up new challenges at the field level that might surface in courts as litigation.

          To avoid this, the state has amended the Pattadar Passbook Act (Record of Rights ) and Survey and Boundaries Act to enable the official machinery complete its task at a brisk pace. Massive digitisation would lessen litigation in future, he said. The records of both rural and urban land and property records would be digitised, he added.

          Even the MoU with CTLR was aimed at providing legal back up to the effort. "What AP has now undertaken is a massive resurvey of agricultural and non-agricultural land in the state.

          Every parcel of land in the state is going to be surveyed and numbered with geo-quadrants. This task was last handled and partly completed by the British in 1918," M Sunil Kumar, advisor to CTLR, told TOI.

          "We will train field staff in legal aspects. This project requires a lot of legal support in drafting, reviewing and preparing legal documents. It also involves tasks like imparting training, undertaking legal research, resolving land disputes and spreading legal awareness among farmers," Sunil Kumar added.

            Infrastructure major Larsen & Toubro’s subsidiary L&T Metro Rail (Hyderabad) has entered into a pact with Brookfield Group to transfer around 15 acres of land parcel in the Hyderabad Information Technology and Engineering Consultancy City (HITEC City) to the global institutional investor, said two people with direct knowledge of the development.

            The land parcel will be transferred through a nearly 50-year lease for a total deal value of around Rs 1,020 crore.

            "The memorandum of understanding (MOU) was inked recently and it also includes a 12-storey commercial tower that was constructed recently. The land is located opposite IKEA’s store in Hyderabad," said one of the people mentioned above.

            The land parcel, including the ready commercial tower, will be added to Brookfield Group’s large portfolio in India, including 50 million sq ft of office space across six cities. It also owns The Leela Hotels and Palaces. Overall, Brookfield Asset Management has over $22 billion of assets under management across real estate, infrastructure, renewables and private equity in the country.

            ET’s separate email query to L&T Group and Brookfield remained unanswered until the press time.

            Through a concession agreement with the then government of Andhra Pradesh in September 2010, L&T Metro Rail (Hyderabad) was appointed to implement the Project on Design, Built, Finance Operate and Transfer (DBFOT) basis.

            "L&T has been looking to monetise more land parcels around the metro project to make it more financially viable," said the other person quoted above.

            L&T achieved financial closure for the project in March 2011, within six months of signing the agreement. A consortium of 10 banks led by State Bank of India has sanctioned the entire debt requirement of the project. This is the largest fund tie-up in India for a non-power infrastructure Public-Private Partnership (PPP) project.

            "L&T is looking to reduce the debt incurred on the Hyderabad metro project and become a zero-debt company. The project has a significant component of real estate-related revenue streams like offices and residential buildings," said one of the persons quoted above.

            Hyderabad has become synonymous with ************** industry-related setups as Bangalore is with the information technology sector and has seen an almost doubling of the land prices in the region over the last one year.

            The technology city has also seen increasing land deals, with residential and commercial land deals to the tune of around Rs 5,000 crores having been noted in Hyderabad from January 2020 to January 2022.

            The city that houses Facebook and Microsoft has also been attracting large institutional investors like Blackstone Group, Xander Group and CapitaLand as they look to tap into the growing commercial market in the region.
