    I do not see much discussion about Sukhobrishti on this forum. Does anyone know much about the project. Are people living there. I understand its a mass housing project. How is the communication from that area? What is the impact of this project to other projects such as Unitech/DLf/Keppel/tata etc.

    I can see people who are working in the area using this housing project for cheap rental. For people who are not local can rent and commute on a weekly basis from here?

    Let me know if someone has more info.

    People have started living there. There is an Auto service and few bus services have also started.

    Yes, primarily its been used as a rental for bachelors because the place is far from everywhere as of now. Once complete, this area will be the most populated part of New Town!

    I have visited the complex and its pretty good. Will beat many HIG complex in terms of open space available.

      Is new booking still available or is it resale. If new booking then I know someone who maybe interested. I understand it has some income restriction. Correct?

        Not only this project, but allotment of all LIG flats in all projects in new town is a major scam. If you recall, every project in new town must have some percentage of LIG flats. God knows how those flats were alloted to whom.

        For common souls like us, those are only available in resale. Not sure about income ceiling for resale but there are many ways, your retired dad can buy for you, just one example!!

        Now the major question, will those people be given access to all the facilities in the project, such as club, swimming pool, gym?

        And the toughest of all, how there will be a demarkation or separation?

          Yeah, I remember that there were multiple offers to get a resale LIG apartment in Sunrise greens from couple of agents to me..They said these residents will not be eligible for those facilities as you mentioned.. I had asked whether they can buy the club membership and they had said they will get back ( which they never did)..
          Basically, they were proposing that as a good let-out option for the owner ..

            SP is different as it is entirely a LIG/MIG complex. AFAIK there is no demarcation.

            There is no income restrictions on resale LIG/MIG once the original owner took the possession & done the registration. Before that, even for resale income restrictions apply. Typically they will have separate facility than the HIG one.

              Agree, SP is purely LIG/MIG development and I think it will end up as RENT units.

              Regarding LIG having separate facilities in an HIG complex, I am not sure how that will turn out. Anyone has any first hand experience?

                Some of the older complexes had common entrance and no internal boundary. But the newer ones have clearly demarcated boundary with restricted access. So for all practical purposes, HIG and LIG/MIG units are two separate complexes under the same name.

                  heard about SP sukhobristi. Is this a nice deal?let me know if there is more options in my budget in rajarhat (action aread 1,2,3 pref)

                  how about buying a flat in SP sukhobristi? it seems the whole project is given to agents for rentals and purchazing. can i buy it directly from builder.Pls suggest

                    No, u can't buy anything directly from the builder. U have to buy on resale only.

                    This is probably one of the most beautiful housing complex in entire kolkata. The allotments were done on the basis of lottery. Hence all units are sold out. Hence if u hv to buy u hv to go thru resale only. And for resale cases 99 percent of the times agents are involved.

                    This is a purely LIG/MIG complex with a wide road seperating the LIG fm the MIG. The facilities re common and shared equally. There is no demarcation.

                    Only problem with this project is transport and daily provisions. Bus service has started and auto service was alrdy there. However it is likely to remain so for the next 5 yrs as there are no new projects coming up in this area.
