    Neemrana-bhiwadi: The new residential hubs

    NEEMRANA-BHIWADI: THE NEW RESIDENTIAL HUBS
    Widely known as an industrial belt, the areas of Neemrana and Bhiwadi are transforming into new residential hubs with a number of options for affordable and high-end luxury houses equipped world-class facilities. A K TIWARY writes


    Being integral parts of the Delhi NCR, regions like Neemrana and Bhiwadi are developing into new residential hubs. These developments are not only attracting midclass homebuyers and investors but also entrepreneurs from all over the country.
    Widely known as an industrial belt, these new developing residential areas have a number of options for affordable and high-end luxury houses equipped world-class facilities.
    Growth factors
    With investments in the belt adding up to nearly Rs 30,000 crore, the developing zone is turning into a promising real estate destination at a fast pace. New modern townships, residential complexes, IT hubs, and corporate houses in the region have made the area a resurgent player on the real estate front.
    It all began with the promotion of Bhiwadi as an industrial hub with the Rajasthan State Industrial Development and Investment Corporation Ltd (RIICO) aggressively involved in its rapid development; major investments flowed in and this satellite town of Delhi has seen substantial growth and development as an industrial hub.
    All this created a huge employment base and the exponential growth in population has led to a robust demand for housing and other social infrastructure.
    Proximity of Bhiwadi to Gurgaon and the IGI Airport, good connectivity, and the relatively low prices of land make this an excellent location for affordable houses.
    Some of the notable real estate developers like Ashiyana Housing, Eldeco Group, Kajaria Infrastructure, Parsvnath Developers, Kingfisher, Avlon, Vipul, etc, have come up with world-class housing and office projects here. The Rajasthan Housing Board has created the necessary infrastructure by way of schools, hospitals, banks, transportation, water supply, and telecommunications networks.
    Improving connectivity
    Bhiwadi and Neemrana enjoy good connectivity through NH-8, being halfway between Delhi and Jaipur, and also double up as a stoppage for tourists. The NHAI has started building 14 flyovers, every 5km, from IMT Manesar to Neemrana. This is expected to cut down the travel time from 75 minutes to just 50 minutes in the next couple of years.
    This stretch is being widened to eight lanes and work is expected to finish in the next few months. A high-speed Metro project connecting Delhi, Gurgaon, Rewari and then to Alwar has been approved and is expected to be complete in the next two-three years.
    Neemrana
    Neemrana's real estate is propelled by multiple drivers. The RIICO has signed a MoU with JETRO (Japan External Trade Organization) paving the way for several Japanese companies to set up their industrial units at the Neemrana Industrial Area, in the Alwar district.
    An investment of around Rs 21.5 billion is expected to flow in; land has been allocated for these projects, which are expected to employ nearly 3,000 people.
    This will be a trigger for developers to move in rapidly and build residential projects in the area. Rajasthan government's Global City is being developed on 40,000 acres in Shahjahanpur-Neemrana-Behror area. This city will have a capacity to house one million people and will also have a cyber city, a medicity, a knowledge city, an entertainment city, an SEZ city, a World Trade City, and a bio-diversity park.
    Several renowned developers like Ashiana Housing, Anantraj Group, Annapurna, Eldeco, APTP Group, Nemaha Central, etc, are coming up with projects in the area.
    Ashiana Housing moved into Neemrana in 2007 with a group-housing project, Ashiana Greenhill. The project offers 2-, 3- and 3BHK executive floors and duplexes. Property prices have seen a huge appreciation in Neemrana. A 2BHK flat in Ashiana Greenhill is quoting at Rs 40-41 lakh today.
    Eldeco Group has launched a residential project, Eldeco Eden Park, on 22 acres with residential villas and floors of 997-2,325 sq ft at affordable prices.
    Ashiyana Housing has also launched Ashiana Angan along the NH-8 (Mohladia village), Neemrana, at Rs 2,550 per sq ft. Vishal Gupta, the MD of Ashiana Housing Ltd, says: "The first phase of the project will be developed on 5.67 acres out of a total of 11 acres. We will develop a residential project comprising 2- and 3BHK flats with a total saleable area of nearly 4.25 lakh sq ft."
    Vishal Gupta, the MD of Ashiana Housing Ltd, says: "The strategic location and presence of topnotch companies here has opened up enormous opportunities for us to fulfil the humongous demand of affordable housing, and also to develop the retail and hospitality sector. This area is proving to be a perfect investment destination for people who find the rates in Delhi way beyond their pocket."
    Under a PPP model, Falcon Realty is constructing green and eco-friendly housing as a part of its Global Eco-City (GEC) project, at Kotkasim.
    Bhiwadi
    Experts consider Bhiwadi as the next boom town.
    Bhiwadi sub-region is playing a major role in the economic development of Rajasthan. It has around 2,500 tiny, small, medium, and large industries, including MNC, manufacturing various types of products.
    Bhiwadi now has a population of 1,04,883 compared to only 33,831 in 2001. This is more than a three-fold increase. Though Bhiwadi started off as an industrial area, it has become a large residential town in the last few years. Residential property here is currently quoting at Rs 2,500-3,200 per sq. ft.
    The growth of Gurgaon has a lot to do with its location on NH-8; likewise, Bhiwadi, too, is likely to benefit from its location on NH-8. Major realty players like Ashiana Housing, Avlon, VBHC, Kajaria, Omaxe, etc, own huge land banks and are developing several projects here. Ashiana Housing has already delivered more than six projects here like Ashiana Aangan, Ashiana Rangoli, Ashiyana Utsav, etc.
    VBHC (Value & Budget Housing Corporation), a Bangalore-based developer, has recently launched a residential township on 22.5 acres that offers affordable apartments and plots.
    Pramod Kumar, the COO of VBHC, says: "Bhiwadi is on way to becoming a benchmark region in the country for exponential industrial growth. We are glad to be a part of this and are offering our brand of affordable homes to this hard working community."
    Vineet Nanda, a property expert, says: "Bhiwadi is being considered very highly for its investment potential in the NCR. This is mostly because of its superb location. Major projects proposed for this region like a dedicated freight corridor, the ambitious Delhi-Mumbai Industrial Corridor (DMIC), new railway network, a cyber city, a medicity, a knowledge city, an entertainment city, SEZs, a World Trade City, a bio-diversity park and an independent airport, are only going to boost the profile of this region in the NCR further."

        The Delhi government has deferred plans to extend Regional Rapid Transit System (RRTS) within Delhi. In a meeting held on Wednesday, Chief Minister Sheila Dikshit said “the government would let work start on this project and decide later on whether the corridor should be extended within the city or not”.

            I believe that's a very viable decision taken by Delhi govt.. RRTS should be integrated with Metro on Delhi borders..

            Hoping that work will start on this at least up to the borders... M sure actual project will be delayed by years, but even if actual ground works begins, housing rates will appreciate very much..
