Just in case someone is interested, got a call from Bajwa office today that there is a new allotment in sector 124. The allotment price they quoted was 17.2K psy. You will get max 6 months to pay the money as the area they are launched in is already going under possession.

    Ricky, I tried many a times, the map is so damn big to come in one single pic clearly enough. I will try to take 2-3 different pics when i am in their office the next time around !!

    psidhu, I personally think these to be very good options. Dont stray far off from highway though in Sec 123/124.

    They market it as saying that Sector 123 starts at 3 KM from dara studio. The stretch of Sector 123/124 should be about 3 km along the road. But when i went there, I saw on google maps that the minimum distance of the farthest end is atleast 8KM, so the nearest end should be 5-6KM. The development has started from Sector 124, the area in the red in that map in sector 124 is already offered for possession.

  • This layout also shows plots for HiTech Housing society at serial numbers 32 and 34 on left side of Green belt. Each of these are 200 sq yd plots 100 in Qty.

    I have booked 125 sqyd plot in shivalik valley at sector 115. Loan is still in process. I would be more interested to come near to chandigarh. If this new booking of 105 sqyd plot in sector 123 is nearer, I would like to go for it. Please suggest.

    What do you think the suitable living option in next 2-3 years. sector 115 or sec 123 ?

  • If you are not planning to live right away S123. S115 is more developed and there are many families living there....most of amenities are in place. Since you want to live closer to Chd S123 is a better option. In any case that whole belt has been declared as green zone (Green Mohali) with less density of population. The development there should be an improvement over all the sectors that have been developed until now. My vote S123.

  • Mohali’s Zonal Development Plan (ZDP).

    The nine-page document indicates development parameters for every sector/ zone. The document carries a map, marking the proposals made in the Master Plan.

    The ZDP envisages a Green Mohali and Udyog Nagar. Also, instead of A and B, sub-sectors will be renamed as Alpha and Beta.

    The 16,642 hectares of Mohali’s Local Planning Area, comprising 125 sectors, has been divided into seven zones in the ZDP, readied by Singapore-based Jurong Consultants Private Ltd.

    The ZDP stipulates special building regulation for development of the area between the red line and the outer boundary of villages falling under Mohali. All water bodies, natural drainages and protected forest areas on this land have been preserved in the plan.

    The seven zones marked in the ZDP are:

    ZONE A
    It comprises the already developed sectors — 48 to 80.

    ZONE B
    To be developed as Green Mohali. It comprises low-density residential sectors — 120 to 125.

    ZONE C
    It comprises regular density residential sectors — 85, 86, 87, 88, 89, 90, 91, 93, 94, 95, 96, 97, 98, 99, 100, 104, 105, 106, 107, 108, 109, 110, 111, 112, 113, 114, 115, 115-Alpha, 116, 117, 126 and 127.
    In this zone, a second city centre will come up in Sector 87 and a city park in Sector 97.

    ZONE D
    This zone has Sector 74-Alpha, meant for the economically weaker sections.
    In this zone, development will be undertaken according to the policy notified by the Punjab Department of Housing and Urban Development in November 2008.

    ZONE E
    It comprises sectors 118 and 199, meant for mixed land use. The Kharar-Banur and PR-7 roads run along the zone.
    Development in this zone will be based on provisions of the Master Plan and prescribed norms notified by the state government.

    ZONE F
    It has sectors 66-Alpha, 66-Beta, 82-Alpha, 83-Alpha, 101-Alpha, 102 and parts of 103. This zone will be developed as Udyog Nagar.
    In this zone, only green industries will be allowed in the future and their minimum area, floor area ratio, height and ground coverage will be based on provisions of the Master Plan and norms prescribed for industrial development.

    In view of an international airport coming up in this zone’s vicinity, Sector 102 has been reserved as Transport Nagar, which will have a bus terminal, truck stand and other logistics facilities.

    ZONE G
    It comprises institutional sectors — 81, 84, 92 and 92-Alpha.
    This zone will have regional and national institutes — IISER, Biotechnology Park, Bio-Processing Unit, Nanotechnology Institute and the Indian School of Business. Development of these institutes will be governed by prescribed norms, standards and zone plans.

    Green Mohali
    (Sector 120 to 125)
    This zone will be spread over 5,072 acres in the north-western part of Mohali. The zone will be enclosed by NH-21 on the southern side, Chandigarh boundary on the north-eastern side, Mullanpur on north-western side and Kharar on south-western side.

    Already well connected with parts of Mohali and Kharar, this zone’s connectivity will be further improved with construction of the new PR-5 and PR-6 roads.

    Part of Sector 120 will be developed as a sub-city centre, which will look after infrastructural and commercial activities in the zone.

    Commercial streets in this zone will have a minimum width of 100 feet and the access roads will be 80, 60 and 40 feet wide.

    I am no hurry in starting living right away. I really liked sector 115 area. But I feel sectors layout will not be as planned as in main city because of different sizes of area acquired by different private builders.

    I believe there is no 125 sqyd plot in sector 123 (please tell me if u know any). My purpose was to lighten up my cost by coming near to chandigarh(if possible). I saw one add for 100 sqyd plot at 12 lacs in village dau (sector 120) opposite to sector 123. Some Ramgarh Colony (Private). guess it would be risky.

    There are 105 - 150 sqyd plots available in sector 124 at 16600. what you suggest for sec 124 sir ?

    I know its odd to discuss when everybody is big player here.. I am not an investor. I am just an end user having limited money. Would appreciate your views.
