I have Recently Purchased Flat in Jaipuria Sunrise Green, Zirakpur. I think presently it is a best Appartments going to construct in Tricity in this range with all the amenities. I have tried in many projects in Resale like Royal Estate, Orbit, Nirmal Chaya and Maya but all are Quoting 55 Lacs +. I got 1747 Sq ft Flat in Approx 45. The good thing, flats are very specious and having Builtup area of 1630 Sq Ft. It has all the good points, awesome society, good construction quality, parks, multiple entry poitns from VIP road and patiala road. The Bad Thing, i could not got the booking in Phase -1 which is ready for possesion. So I booked in Phase - 2 with the Posession date of Oct, 2013.
I hope, next month phase - 1 will be ready for posession and prices will be shoot for this particular project and will be par to other projects.

    Rakesh Ji we all feel the same about the projects we invest in, that they are the best. Only time can prove what happens going forward. I hope phase-I does get handed over soon and people can judge the quality for new investors.

  • Is something wrong with JAIPURIA SUNRISE GREEN, zirakpur

    I have booked a flat in Jaipuria Sunrise Green, Zirakpur, in Phase I. The flat is nearing possession. The no. is U-508, a 2BHK of 1225 sq. ft.

    This was for investment only as I stay in Rajasthan.

    Now my queries or help required are:

    1. What are the approx. prices in this project?

    2. How is the project? Ans should I wait some more time to sell off?

    3. Whom should I contact to sell of the flat? Any contacts will be welcome.

  • refer the other thread on jaipuria sunrise. the builder's promise have fallen flat in its previous societies. trade with caution!

    Jaipuria indrapuram project was having the issues due to infighting between brothers. Due to same issue, Jaipuria Zirakpur also got delayed. Afterthat they had divided the business and now it is with only SMV Group.

    Project construction is in fast pace and it is going to be a best society in Zirakpur.

    i went there and just saw thoroughly project and i liked their layout which is exactly that Me and my wife liked at first they were saying 2800 per sq feet. for 1288 sq ft. 2bhk but suddenly I said we will come back on 15 july i didnt even negotiate then suddenly she said 2500 per sq feet. in my mind came so that means she can make even 2300-2350 per sq ft. but my wife thinks something wrong in that project. I am confused according to budget I am very happy to get that since it is my first buying apartment. 2bhk for 32 lakh this can be negotiate and bought in 29lakhs I think. 1288 sq ft. 2 bhk. but my wife thinks something wrong otherwise why they fall so down by 300 per sq ft. without booking and enquiring what should I do. where as savitry and other projects is so high 3200 per sq. ft without negotiation. is there something wrong in purias state.
    I find very good deal in surya towers too it is around rs 2600 sq ft and very front of that there is project of luxurious apartment something grand ojas.. what should I go for surya or jaipuria please help me. I think in surya can be negotiate around rs 2350- 2400.

  • go for somthing else.....go for somthing ready to move....

    preferably go for savitry.....as i hvnt seen anything good in jaipuria and surya towers.....surya is not even ready for possession near by....and the way the work is goin on...one can clearly see.....there is no proper wok goin on....so it becomes really doubtfull....wheather they will give possession or not.....or may be they will take many many years for that......

    good projects never come with good bargain and less rates...this is the only reason why you will see elite and royal neighbours in good projects...buy expensive....buy good....one of my known...bought a flat in zkr...after getting a good discount....and he finally sold his flat after 2 years...as he was so much frustrated...with the people around...and water...electricity...and sewrage problems....people were not paying monthly maintainance properly....so the builder said he cant do anything.....

    so finally he sold his flat at a very less rate.......

    so dear....dont buy bargains.....buy good property......

  • I have seen very bad example set by this builder in Jaipuria Sunrise Green Indirapuram Ghaziabad, It now almost 3-4 year after completion of this project and one can see how bad its construction quality. This is one of the worst projects in Indirapuram. I am telling about this because I lived in nearby society and see the current rate difference of this society with other ones. I am just telling this this is same builder which is make project in Chandigarh so beware and stay away with this project. My assumption is based on real picture of Jaipuria Sunrise Green Indirapuram Ghaziabad.
