Greetings...

Pls someone provide me the following informations:

1. Indore Masterplan 2021, Pls share the link....
2. Which locations are best suited for investment horizon of 2-3 years, what are the prevailing market rates and stage of construction. This is for IT developer so it must be near existing or proposed IT SEZs
3. Property should be 2-3 BHK but with budget constraint of Rs. 35L.

  • if you looking for investment.. why not go for a safe, registered plot, instead of a flat.

    With land appreciation is always more, no maintenance cost and on top of that in Indore rents are not very good for flats...

    with land you always have the option of building two/three floors once you have money...

    some of the colonies like Singapore Lifestyle on Super corridor near TCS and INFY are also proving LiC housing loan for plot.. i & my three friends have bought plots there.. we are from.. WIPRO Pune

    -Unit area rate
    -Loan facility & percentage availability of plot cost
    -Is it CLP or DP
    -Key/Location plan
    -township area etc etc..

  • I am from Indore. I believe the progress at Super Corridor is very slow at the moment. It will take at least 5 more years for that property to give some good return.

    even i am planning to invest 15-20lac in plot.

    But I am bit cynical about prospective in INDORE.. may be i am wrong. But based complete talk about so called proposed IT sector which has started way back in mid of 2010.. The price appreciation in last few years is completely based on MARKET SENTIMENTS. however in reality still there are no any concrete STEP taken by this 2 IT majors....

    And who knows if it never sees the light.. and even if it happens... to completely materialized the ACTUAL township nearby this companies.... I would assume it may not be less that 10-15 yrs..

    What are your view...

    Decrease in number of nuclear families
    Population growth (we need more agri land and residential land at the same time)

    Forget everything else (development etc etc)

    in 1-2km radius price is in range of 1000-1600 psft, beyond 4km it is in 500-800 psft

    price is of diverted land from Agr to Non-Agr, registry is done after plot is NA.

    I know its quite anachronic, but i think if your search for a property near a IT destination ( Crystal IT Park ) is ON in Indore, then you should definately consider about Silver Lake Vista.....

    Well, the starting rates are 2600 PSF..but then you should visit the project first and then analyse about the rates...i own a 2BHK at Silver Lake Vista and i was forced by my family to buy here, ( otherwise also i would have bought here only :)) because of the scenic views and cool breeze, we experienced there ( i booked it in the summers)..and prefer the higher floors..if you like....:)
