    Agree, I should have enough evidence. Only evidence is my broker words, which still holds true as of yesterday. I am trying finalize deal and will let you know when and if I finalize the deal.

      Ravi Bhai, there are no right indications or predictors in real estate. Its all about luck, investing at the right time and at the right place. As I live in Pitampura, I considered Kundli, Rohini sector 21/ 22 and even Narela for investment point of view. Did not like the ambience of Rohini and Narela, with small 32 mtr houses and for whooping rate of 1- 1.5 lac/sq yard. Also, driving time from Pitampura(tv tower) was same for Rohini sector 21/22, Narela and Kundli. I still feel that despite the price hike in Kundli, this area has some potential. At least can take the comfort of price difference of 4-6 lacs in Pitampura vs 20-30K in Kundli.

        Tanisha bhai! Keep us posted! If prices have gone down, then it is indeed a good news but I really doubt it. I called many brokers after your price update but no one quoted me anything below 20K in TDI. One suggestion, if you are close to finalising your deal, do not invest in L block.

          and woh 28000 mein ansal ke plot ka next week tak decide ho jayega bhai .. Mere broker ka call aya tha mujhe bula rha tha . I would visit next week .. Bhai badmein yeh mt kehna ke 28000 last week ka rate tha ab badh gya hai 28 matlb 28 meine broker aur cousin ko yeh bola hai ke mere hi frnd ka plot hai woh beech rha hai ..

            bhai simple sa rule hai agar apne high rate se ya fir market rate se koi deal 20% off tak mil rhi ho. Then its time to buy aur sonepat region. Mein toh abi bohat potential baki hai .. But keep ur view of 3-4 years

              Difficult to understand how possible that whole area has corrected ....and ansals trading 2700 odd...if u can get a plot 16k (as per some) then why go for flat and not plot..

                yah exactly. Yeh baat toh sochne. Wali hai. Jabki. Plots are best investment options but still apartment ke price correct ni honge kya ??..
                in my opinion only those people sell in hurry ..
                Jo bina polan kiye jaldbazi mein affordability se zyada badi invesment krdetein hain aur fir nikalne ki bi jaldi hoti hai ..
                har market mein aise 1-2% log jaroor hote hain ..
                But the one who can hold for medium to long term is the clear winner ..

                  Brother, if someone is selling those plots/ apartments 20-25% below market rate for whatever reason, then that deal will not come to you. Dealers will buy them and resale them at higher price. TDI and Ansals are hot destinations and every passing week, rates are increasing. If these people are getting rates of 16k or 2700psf, then they should go for it if they have buying potential or else are wasting time in this forum.

                    Dear Ajay,

                    How can do that because already half the plots still bought or sold in Ansal or TDI are done by brokers themselves as they are sitting on huge inventory at dirt cheap price.

                    But if you try to find buyers, it is really difficult at this time and also brokers are not interested in investing more.
