I'm a newbie to this forum and looking for property for fulfilling residential needs of my family. Please guide me from your invaluable experience and expertise if it is advisable to buy a plot in Sector 109 Mohali. Emaar MFG told told that metro will ply Upto sector 105. Is that true? What is the expected time of the inhabitation in the GMADA sectors of Khard Landra highway. How would the place be from the point of view to construct house? Is the property rate Rs. 21000 are reasonable? What would be anticipated time for the Chandigarh Metro ply to the aforementioned sectors as till date the area between kharad landra road and Sector 78,79 don't have even proper motorable roads and GMADAs claims to prove connectivity to Chandigarh via 8 roads are still a far cry.

What would be the expected time taken by the GMADA to build the infrastructure? will the commencement of Mohali Airport in 2015 will bring momentum to the real estate in the concerned belt?

Also more importantly one should go fro buying a plot or invest in flat. Mine is a transferable job and how secure would it be plot in sector 109 from encroachments.

A prompt response in this regard is highly appreciated.

    if you have horizon of atleast 3 years, then you should invest in sector 109. As per my observation this sector is going to be one of the best sector in near future. currently its trading below it actual value. I am dealing with some other companies also and if i compare the rates, Plot 20000 in Emaar is a very good investment. members on forum may have different view because of past record of Emaar, But i see a big opportunity here. this year they are focusing on the delivery of project. there is no other golf course in this part of mohali, As per my view, go for mohali hills, in a Society the chances of encroachment are almost nil. now coming to Metro, yah metro is proposed till sector 105, but at this stage its far from reality. 5 years is the time you have to give to this area to be developed fully.

    Time horizon will be 7 yrs for proper development .

  • No definite ji, rates start from 20000 in fresh booking. also one more thing, Company is selling few flats in Views @Rs 3750/- sq ft. customer has to pay 20% and rest on posession. these are available in already under construction property. it is avery good option for investment and for end user also. they released only 20 in number.

    I had heard company is not able to sell plots at even rs 15000.
    Here is the dealers.
    Add who is selling at 15000... Ask for discount too. He will offer.

  • I contacted the dealer and they were asking for Rs. 20K for 300yd and 500yd plot. Even company was quoting this rate for this category plots. But the same not being in my budget, I opted for 160yd plot for which they were adamant on bsp of Rs 21000.

  • Skhvndr why don’t you explore the resale market if you are looking to invest in sector 109.

    You'll get a better location at a relatively lesser price.

    I'm new in Chandigarh but I like the city and want to have home here. For the same I'm trying to get the sentiments of market since last one month and finalized the location. But how can I forget to take the opinion of my brethren as there is always a scope of mistake in dealing such matters. I only wanted to know is the area I chose has some future or not and Is the price reasonable. I found that considering the transferable nature of my job, even if I buy an apartment, I would not be able to enjoy the stay. This is the cheapest deal I could get in tricity as I don't want to stay in zirakpur or pir-muchulla. What would be the usefulness of wisdom of the experts of this forum in case I don't consult them. Thankyou Raviji for being true to your opinions. What I wanted was the comparison of the location with respect to price and future development in comparison of other vicinities of tricity as offcourse I can 't get such a deal in Panchkula and Chandigarh being out of the question.
