    Hi,

    Starting this thread actually for small investors who have their budget within range of 10-15Lakhs and interested in buying land rather than floor's in CLP where more risk is involved.

    But in 10-15 Lakh budget, you can't buy any land in NCR. So, if someone can provide some information on the smaller towns where anyone can purchase land with this budget with good future prospect. Small towns like

    Merrut, Agar, Saharanpur, dehradun, lucknow, mathura

    Karnal, rohtak, bahadurgarh, kurukshetra, sonipat, panipat, rewari

    alwar, jaipur etc.

    If someone has invested in these areas and seeing the good prospect please share. Also, it should be am authorized, govt approved land.

    Price range of 10-15 L looks too low for smaller cities , too . U need to increase the price range to say 25-35 L .

    Guys , please contribute. Looks , like a good thread for guys like us , short on cash , but still wanting to make a killing in RE.

      in palwal plot are available at 7500+edc,IDC of ERA, SRS, OMAXE
      Meerut (ERA-7500+)
      sizes are180, 250, 300, 450

          Bestech , Dharuhera has only bigger sizes left , 250 sq. yards and plus . Minimum cost is 38 L and plus .

              Check Omaxe and Piyush Bhiwadi. You can get some in Re-sale for about 6500-8000/sq.yd. Also, check Jaipur if you can. Land is quite cheap there as compared to NCR.

                Jaipur suburbs r pretty cheap, but real poor appreciation .

                  It depends where and what you are buying? Anything with JDA patta is good in Jagatpura area and also cheap. Prices were up on Ajmer road(close to Mahindra SEZ) couple of years ago, but still nothing is appreciating there.

                    U look to be knowledgeable on Jaipur . I have a 166 sq. yards plot in Bhaskar Enclave II , Tonk road . Any idea about the future prospects there .
