I am looking to invest 20 to 25 L in a plot ( i don't require to take a loan ) in a small City, with a good growth potential, preferably in North India . Since, i am looking at it with a long term view ( 8 years & plus ), i am looking at prices, sub 10 K .

Please suggest me the suitable, viable investments, keeping the above in mind .

  • Yes, Rajpur Road is promising . I have a relative staying there & i have been to this area . No idea about Sahastradhara Road ( though, it falls in my targeted price of about 10 K ).

    You may check Eldeco panipat. About 12K. Already people are living. Its after the toll towards karnal, that's why low pricing. But shouldn't matter in long term as either toll would go away or would be very little price for deciding a real estate decision.

  • I am being suggested DLF Indore . I don't have the exact pricing yet, but i am told that a 200 sq. yard plot is under 20 L .

    Anybody has any idea on this ?

  • Eldeco, Panipat looks to be an decent option, have yet to visit the place ( i have crossed it 100's of times, though ).

    What are the options like in HP, specifically along the shimla belt. Are there any good options, plots or even apartments in good complex. Guess owning something in the hills is everyone's dream.

  • In Hills, pricing is for three things -

    a ) Is yr. apartment a drive in ?

    b ) Do u have a great view ?

    c ) Do u get good sun ( especially, in winters ) ?

    If u want all of the above, prices r in the range of 4500-5000 psft for Private builder apartments in Shimla . Shimla belt is huge & if u could be a bit more specific, i would be able to answer better .

    Some people add an fourth option to the above pricing factor -

    d ) Closeness to the Mall Road or on the Mall road .

    Good apartments, just next to the Mall Road r going at 5500/6000+ . Just for some Food for thought, an 1500 sq. feet apartment, just next to my house ( which is 20 minutes walking distance from the Mall ) got sold off at 81 L, 8-10 days back . Sp, pricing is ever fluctuating & keeps on going up, since land is pretty limityed here .


    Plots in New Shimla r pretty expensive . For a decently ( decently means - u compromise on some of the above 4 points ) located 200 sq. yard plot, u should be prepared to shell out about 2.0 cr ( proper Shimla . I have been looking for a plot for myself, but have not been able to find a decent one at a pricing less than about 1.94 cr.). Outskirts would be comparatively cheaper, but there is nothing dirt cheap available .

    Didn't think prices would be 5000+ psf there. I am thinking of a 1 bedroom apartment to be used occasionally. What areas would you recommend, i said Shimla belt assuming Shimla maybe too commercialized (hence expensive) so look at other areas...either on route from Kalka to Shimla or some other route.

    What would you recommend if someone wanted a 1 bedroom apartment in the hills.

  • Look at Kasauli ( a personal favorite ) .

    Solan also looks OK, though it doesn't give a feel of a Hill Station to many ( including me ) .

    Chail is another good option .

    1 BHK's ( about 400 sq. feet ) in Shimla r priced between 14- 18 L ( there could be cheaper options, where u need to walk uphill or downhill for about 1 Km. from where u forcibly park yr. car on the road side). Kasauli, Solan & Chail would be cheaper, but have no idea of the pricing of 1 BHK's there .

    If u look beyond & further away from Shimla ( near Theog or maybe further ahead ), u would get a decent BHK, much, much cheaper .

  • Hi !!It's a great forum.Hat's off to Manoj for such an expertise in real estate market.My take on Shimla would be may be if anyone try his luck he can find Himuda Shimla kasumpti flats launched 2-2.5 yrs back in resale which comprises of 1,2 & 3 bedroom.Possession is near & locality is quite good.Have personally visited the location as well.:)

    Another option of plot right on NH1 ,which can be considered is Ambala city.It has a good upside potential.Especially Ambala Cant huda sector 34 plots where you can find plots in the range of 13-17 per sq yard.Possesion has already been delivered in the sector and some of the houses have also started construction.

  • Rinkuu, instead of going by my recommendations or recommendations of anybody else, i would suggest u to visit the places, look at the options & locations & choose, as per yr. liking .

    I am not much aware on the current projects ( mainly, u have small Builder Projects, not much of major Builders r present, so u need to go with somebody u trust/know ) .

  • Yes, u can always try yr. luck in HIMUDA original allotments . It is like a lottery & if u r good with lotteries, do try yr. luck here . If u r looking at HIMUDA apartments in resale, nothing cheap is available, but the prices would be less than, what i have indicated earlier .

    I am talking about original allotments here - The prices of HIMUDA r normally 20 % lesser than the market prices ( but, build quality is not great, it is bearable, though ) . The main positive is that it is safe .

  • Well Manoj your question is on a very wider scope. There are lot of plots you can buy in North India but the ones near ghaziabad, NCR, sonipar, panipat are within your range. Other than that you could also explore the outskirts of Chandigarh namely baddi Good luck !
